Job Title: Analyst

Company: Semi Government Real Estate Developer


Job Purpose

The Analyst is responsible for supporting the operational activities of the Industrial Lands Department by reviewing transactions, ensuring data accuracy, maintaining quality control over lease and sublease processes, and resolving operational issues raised by tenants through the online system. The role ensures compliance with internal procedures, pricing policies, and service standards.


  1. Supported management in driving strategic initiatives aimed at enhancing profitability and operational efficiency.

  2. Managed the end-to-end execution of a master data cleansing initiative across multiple organizational data systems to ensure data accuracy and consistency.

  3. Prepared weekly and monthly performance reports for senior management, incorporating comparative analysis of Key Performance Indicators (KPIs), identifying underlying performance drivers, and providing recommendations for continuous improvement.

  4. Analyzed user behavior patterns to optimize website navigation, social media engagement, and content strategy, significantly improving overall user experience.

  5. Conducted detailed analysis of audience demographics and preferences, supporting the development of targeted and data-driven content strategies.

  6. Performed competitor analysis and market benchmarking, providing insights and recommending strategies to achieve improved competitive performance


Key Responsibilities

  1. Lease Renewal Review

    • Review and verify daily lease renewal transactions for industrial land contracts.

    • Ensure all renewal transactions comply with approved policies, procedures, and system requirements.

    • Coordinate with relevant teams to resolve discrepancies or missing information before final processing.

  2. Sublease Transaction Quality Control

    • Perform quality checks on all sublease-related transactions including new subleases, renewals, and terminations.

    • Ensure sublease agreements are processed accurately in the system and comply with applicable regulations and internal policies.

  3. Rent Pricing Verification

    • Conduct quality checks on rent pricing to ensure accuracy and compliance with the approved rental index and pricing policies.

    • Validate rent calculations during new leases, renewals, and sublease transactions.

  4. Tenant Operation Ticket Resolution

    • Review and resolve operational service requests raised by tenants through the online portal.

    • Handle issues such as:

      • Rental amount adjustments

      • Fee waivers (as per approval authority)

      • Creation of units and sub-units in the system

      • Correction or update of sub-unit information

    • Ensure timely resolution while maintaining service quality standards.

  5. Operational Support

    • Perform additional operational tasks as required by the Industrial Lands Department.

    • Maintain accurate records and system updates related to operational transactions.

    • Support continuous improvement initiatives to enhance operational efficiency and tenant experience.


Desired Candidate Profile


Qualifications

  • Bachelor’s degree in Business Administration, Real Estate, Finance, or a related field.

Experience

  • 2–4 years of experience in operations, real estate administration, or lease management.


Skills & Competencies

  • Strong analytical and problem-solving skills

  • Attention to detail and quality control

  • Knowledge of lease management processes

  • Familiarity with ERP systems (e.g., SAP) is an advantage

  • Excellent communication and coordination skills

  • Ability to manage multiple operational tasks efficiently
