1) Minimum 5 years experience in Managing Facilities Management as a Mechanical and/or Electrical Engineer in the GCC
2) Qualification either Mechanical / Electrical Engineer
As a Building Engineer, you will be passionate and driven with a can-do attitude. Customer focus, client liaison and operational excellence will be the key factors of this position ensuring all service lines are delivering to the highest standards at all times whilst aligning ourselves to the ELC culture with a Don t Walk Past approach. The position will be accountable for MEP operations within the designated property including but not comprehensively:
Main duties include:
Ensure that all services are managed within company policies and procedures
Supervise and develop the performance of all sub-contractors
Develop any Apprentices who might be assigned to this account
Ensure all O&M Manuals are up to date and filed correctly
Effective delivery of Services
Support the development and communication of best practice
Ensure compliance to all direct and indirect statutory/mandatory standards is demonstrated
Performance and Financial Management
Work with the Technical hub Supervisor to understand the management of WIP and quoted works
Main Roles and Responsibilities:
Liaise with internal and external customers, including sub-contractors, and engineers at all levels
Supervise and perform maintenance activities, ensuring maximum efficiency of the workforce and minimum services down time
To deliver projects, installations and repairs to the highest level of quality
Recommend options for remedial actions. Identification and reporting of any engineering issues or faults, which will have a detrimental effect on the building environment and will require action by the maintenance team
Take responsibility for site Health and Safety matters, including establishment and use of appropriate permit to work procedures, and conduct of Risk Assessments, implementing findings/recommendations where necessary
Manage compliance with direct and indirect statutory/mandatory maintenance works, engineering services
Manage emergency escalation procedures - be available for call out
Co-ordinate engineering services project works specify the works or brief contractors prepare estimates procure and manage works
Carry out contractor performance audits
Understand Client s business activity and interface with Client s key staff, operating as an integral part of the Client s team
Act as Client representative in the assistance of 3rd party site visitors
Be available to carry out necessary works outside normal hours with additional remuneration
To understand and complete all work related documentation accurately and on time
To understand and comply with policies and procedures
To carry out work in a safe and diligent manner
To attend and fully participate in training and appraisal activities as required
To undertake additional duties in line with capabilities as required Line manage direct reports (where applicable) including their performance management. Monitor the performance management of all site team members to ensure that the individuals within the team are working and being treated in line with the companies Vision and Values. Ensuring that our people deliver and work with our service partners
Ensure all team members training is available, carried out, up to date, relevant/compliant, and with individuals competent in their roles
Pioneer and co-ordinate FM best practice, utilizing benchmarking, innovation, excellence and a proactive
Approach throughout the team
Manage service lines (where applicable) as service partner sponsor and conduct monthly reviews/meetings to drive performance and cost efficiencies across the defined services
Assist Head of Department in the management of all policies and procedures and support internal process management and documentation
Actively participate and contribute to all team management meetings and training sessions
Conduct and attend Audits and Site Inspections
Schedule sub-contractor visits to ensure PPM completion
Manage customer complaints and escalate issues and concerns to Service Line management
Facilitate PPM amendments
Compile monthly site reports
Ensure annual maintenance contracts are in place for all Sub-contractor PPM maintenance
Monthly PPM Resource allocation
Regular Site Folder review to ensure sub-contractor and team compliance
Produce Incident reports for site
Analyses and monitor SLA performance for both PPMs and Reactive tasks
Support the customer with the delivery of minor project works
Regular liaison with M&E teams to set and update on site priorities and actions to ensure progression and closure
Liaise with Service Line to obtain updates and report any issues
Attend conference calls & meetings as per the schedule
Provide support/information and direction to other FM s
Gather evidence for submission for closure of audit actions
Escalate any customer complaints or issues that are not being dealt with by direct reports
Gather and provide information for Service Improvement plans
Review site monthly statistics
Submit Client Quotes for approval
Any other duties required as part of the role as and when requested
