Job Description

Roles & Responsibilities

1. Project Planning & Execution

  • Manage day-to-day construction and fit-out activities on project sites
  • Ensure project execution aligns with approved drawings, specifications, and schedules
  • Monitor site productivity and ensure milestones are achieved
  • Identify delays early and implement corrective actions

2. Civil Construction & Finishing Management

Supervise and coordinate construction works including:

  • Blockwork and plaster works
  • Structural modifications where required
  • Waterproofing systems
  • Flooring and tiling works
  • External works and landscaping

3. Interior Fit-Out Management

Coordinate and supervise interior finishing and fit-out activities including:

  • Gypsum and ceiling works
  • Joinery and cabinetry installation
  • Kitchen and wardrobe installations
  • Decorative finishes and wall treatments
  • Painting and polishing works
  • Lighting fixtures and interior MEP coordination
  • Ensure all finishing works meet design specifications and quality standards.

4. Subcontractor & Workforce Management

  • Manage subcontractor performance and productivity
  • Ensure subcontractors comply with project specifications and timelines
  • Coordinate site supervisors and workforce allocation
  • Resolve site conflicts and operational issues efficiently

5. Consultant & Authority Coordination

  • Liaise with consultants, engineers, and inspection authorities
  • Coordinate inspections and approvals
  • Close RFIs and consultant comments promptly
  • Ensure documentation and approvals do not delay project progress

6. Commercial & Cost Control

  • Review subcontractor claims and work certifications
  • Monitor variation orders and commercial exposure
  • Track project costs and assist management in maintaining project profitability
  • Coordinate with procurement and finance teams for project expenditures

7. Quality & Snag Management

  • Implement strong QA/QC procedures
  • Conduct pre-handover inspections
  • Manage snag lists and ensure timely closure
  • Maintain high finishing and fit-out quality standards

8. Reporting & Project Monitoring

  • Prepare weekly progress reports for management
  • Track key project milestones and performance indicators
  • Provide cost-to-complete updates and risk mitigation plans
  • Highlight operational risks and delays proactively

Desired Candidate Profile

The ideal candidate should be:

  • A hands-on site leader, not a desk-based project manager
  • Experienced in villa construction and interior fit-out execution
  • Strong in finishing stage coordination and subcontractor control
  • Commercially aware and capable of protecting project margins
  • Comfortable working under tight schedules and execution pressure
