Roles & Responsibilities
Job Description: Cost Controller Construction Projects (Villas & Multi storey Buildings)
Reports to: Project Manager /OM/GM
Role Summary:
The Cost Controller is responsible for monitoring, analyzing, and controlling project costs across multiple construction sites. This role ensures that financial resources are optimally utilized, budgets are adhered to, and cost overruns are proactively mitigated. The ideal candidate combines financial acumen with construction field awareness to support strategic decision-making and protect profitability.
Key Responsibilities:
Budgeting & Cost Monitoring:
- Assist in preparing project budgets in coordination with planning and estimation teams.
- Track actual costs vs. budgeted costs across labor, materials, subcontractors, and equipment.
- Flag cost overruns, variances, and potential risks with timely alerts and recommendations.
Cost Reporting & Analysis:
- Generate weekly/monthly cost reports, dashboards, and variance analyses for management review.
- Maintain accurate records of committed costs, invoices, and payments.
- Support cash flow forecasting and fund allocation planning.
Procurement & Invoice Validation:
- Review purchase orders, supplier contracts, and subcontractor agreements for cost alignment.
- Validate invoices against delivery, scope, and agreed rates before approval.
- Coordinate with accounts and procurement to ensure timely and accurate payments.
Site Coordination & Cost Discipline:
- Work closely with site engineers, storekeepers, and project managers to ensure cost discipline.
- Monitor material usage, wastage, and inventory levels to prevent leakage.
- Support daily fund monitoring and enforce internal controls on spending.
Compliance & Documentation:
- Ensure adherence to internal financial policies, audit standards, and contractual obligations.
- Maintain organized documentation for audits, client reviews, and internal reporting.
Required Skills & Competencies:
- Strong command of cost control systems, ERP platforms, and Excel-based models.
- Sound understanding of construction workflows, billing cycles, and project costing.
- Analytical mindset with attention to detail and proactive risk identification.
- Effective communication and coordination skills across finance and operations.
Qualifications:
- Bachelors degree in Civil Engineering.
- Minimum 10 years of experience in cost control within the construction industry.
- Experience with villa and multi storey building projects preferred.
- Knowledge of UAE construction cost norms and regulatory frameworks is a plus.
