Roles & Responsibilities

Job Title: Technical / Design Manager

Position Summary The Technical/Design Manager is responsible for overseeing all architectural, fit-out, and FF&E design and technical activities across multiple projects. The role ensures that all architectural concepts, detailed drawings, interior fit-out solutions, and FF&E packages are fully coordinated, technically accurate, and aligned with the project scope, budget, and client requirements. The position also supports the estimation team in preparing accurate proposals and BOQs.

Key Responsibilities

1. Architectural Works (Primary Scope) Lead and supervise the development of complete architectural design packages. Review and develop architectural concepts, layouts, space planning, and technical details. Prepare and approve architectural IFC drawings, elevations, sections, and construction details. Ensure compliance with building codes, authority regulations, and project standards. Coordinate architectural drawings with structural, MEP, fit-out, and FF&E requirements. Review façade systems, materials, architectural finishes, and specifications. Conduct site visits to ensure architectural works are executed according to the approved design. Resolve architectural technical issues and provide design solutions.

2. Fit-Out Works Oversee design development for all interior fit-out works including walls, ceilings, flooring, joinery, and integrated MEP requirements. Review and approve fit-out shop drawings to ensure technical accuracy. Ensure fit-out designs are fully aligned with architectural intent and project constraints. Prepare technical specifications and material schedules for interior works. Support project teams during execution with clarification, solutions, and technical guidance. Ensure fit-out works meet quality standards, safety guidelines, and industry best practices.

3. FF&E Works Lead the development of FF&E concepts, layouts, materials, finishes, and product selections. Review FF&E specifications, furniture lists, material samples, and mock-ups. Ensure FF&E items meet functional requirements, design aesthetics, durability, and budget constraints. Coordinate with suppliers and manufacturers to obtain technical submittals and production details. Ensure FF&E packages are fully coordinated with both architectural and fit-out designs. Provide technical support for procurement, manufacturing, delivery, and installation.

4. Estimation & Proposal Support Review architectural, fit-out, and FF&E drawings and scopes to support accurate project pricing. Provide detailed quantity take-offs (QTO) for all relevant works. Work closely with the estimation department to prepare BOQs and competitive proposals. Recommend material alternatives and value-engineering options to reduce cost while maintaining quality. Ensure all proposals accurately reflect technical requirements and project scope.

5. Project Coordination Serve as the main technical liaison between design, estimation, procurement, and project execution teams. Attend meetings with clients, consultants, and contractors to provide technical clarifications. Ensure timely submission of drawings, material submittals, and design approvals. Support site teams to ensure implementation matches the approved design intent.

6. Quality Assurance Conduct technical audits on architectural, fit-out, and FF&E packages. Review and approve shop drawings, samples, prototypes, and mock-ups. Ensure compliance with international standards, Saudi codes, and internal quality procedures. Maintain accurate design documentation and revision control.

7. Team & Department Management Assign work, supervise, and monitor architects, designers, and draftsmen. Provide guidance, support, and mentorship to enhance team performance. Develop internal design standards, templates, processes, and quality workflows

Desired Candidate Profile

Required Qualifications

  • Bachelor’s degree in Architecture, Interior Architecture, or Engineering.

  • 6–10 years of experience in - architectural, fit-out, and FF&E design and technical roles.

  • Strong knowledge of architectural detailing, interior construction, and FF&E development. Experience in BOQ preparation, QTO, and supporting estimation works.

  • Proficiency in AutoCAD, Revit, SketchUp, and related design tools.

  • Strong communication, leadership, and coordination skills.

  • Preferred Skills Experience in residential, commercial, & hospitality projects.

  • Strong understanding of materials, finishes, manufacturing processes, and construction sequencing. Familiarity with Saudi authority requirements and approval procedures.

  • Reporting To Operations Manager / Project Director / General Manager.
