Roles & Responsibilities

We are seeking a highly competent Estimation Manager – Fit-Out to lead end-to-end tendering and pricing for interior fit-out projects. This role is critical in ensuring commercial accuracy, competitive pricing, and risk mitigation across all bids.

You will be responsible for managing the full estimation cycle from BOQ analysis to final submission while ensuring strict adherence to due diligence, pricing discipline, and company standards.

Key Responsibilities

1. Tendering & Pricing

Lead complete fit-out estimation process (civil, joinery, MEP coordination)
Analyze drawings, BOQs, specifications, and project scope
Prepare detailed and accurate cost estimates with full rate build-ups
Ensure all pricing reflects market benchmarks and project-specific risks

2. Subcontractor & Supplier Management

Obtain minimum 3 competitive quotations for all subcontract packages
Evaluate and compare quotes with proper technical and commercial analysis
Build and maintain a reliable vendor database

3. Commercial Due Diligence

Ensure complete rate build-ups for all major packages (including joinery, marble, MEP, installations)
Validate PC rates, provisional sums, and assumptions
Apply appropriate margins across all packages
Identify and mitigate commercial risks before submission

4. BOQ & Prelims Management

Ensure BOQs are fully detailed with breakdowns (no lump-sum ambiguity)
Prepare and validate preliminary costs with proper approvals
Align all submissions with internal commercial standards

5. Qualifications & Submission

Draft clear, accurate, and aligned technical/commercial qualifications
Ensure all submissions are complete, compliant, and submission-ready
Coordinate with design, projects, and commercial teams for inputs

6. Leadership & Accountability

Lead and mentor the estimation team (if applicable)
Drive a culture of accuracy, ownership, and zero-error submissions
Take full accountability for bid quality and commercial outcomes

Desired Candidate Profile

15+ years of experience in fit-out estimation (UAE Contracting experience mandatory)
Strong exposure to high-value commercial and residential fit-out projects
Deep understanding of:
BOQs, rate build-ups, and tendering processes
Subcontractor pricing and market benchmarks
Joinery, marble, MEP, and finishing works
Proven ability to manage multiple tenders simultaneously
Strong commercial acumen with attention to detail
Proficiency in Excel, estimation software, and ERP systems
