The Facilities Manager will be responsible to manage the property assets that belong to DMCC and its Master Community and to ensure that DMCC's property assets perform to a high quality.

Desired Candidate Profile

The Facilities Manager will have the following responsibilities:
To look after all the services that help DMCC do its work, deliver its services and add value to its business. These services will be wide ranging often involve multidiscipline teams that will work across DMCC s portfolio that includes commercial, residential, retail and industrial use property assets.
To ensure that all facilities are effectively managed it will be essential to have a strong technical background to be able to undertake condition assessments, identify facility issues, building and MEP defects and opportunities for improvement.
It will also be important to be able to effectively manage the individual assets and space within the various facilities and building components. This will require the ability to set up suitable asset structures, log and track individual assets within DMCC s Concept CAFM system.
Be able to life cycle plan, produce planned maintenance schedules and make suitable provisions for reactive maintenance within Opex budgets.
To be able to develop and maintain Capital (Capex) and Operational (Opex) budgets against each property asset and be able to provide effective reporting to management.
To be able to plan resources and workflows to generate efficacy and maximise value out of the services being provided to the facilities.
Operation & Maintenance Budgets (Opex) - To be able to identify the Opex requirements for facilities, establish appropriate budgets based upon business and operational requirements.
Capital Projects (Capex) To be able to proactively identify and develop Capital project and thereafter develop appropriate budgets and business case justifications (project charters) for project approval.
This role will require the ability to be able to design and prepare detailed specifications and scopes of work for the procurement and administration of the services.
An awareness of SFG20 and other international maintenance standards e.g. CIBSE will be required.
To be able to work with and support DMCC s business units to plan and develop their plans to meet future space requirements, moves and refurbishment changes.
Provide space planning designs and layouts using CAD and 3D GIS platform where necessary gaining support from the Property/ Development team.
Providing briefs, establishing budgets, projects plans to Property/ Delivery team to develop Project Charters and justifications for project and capital expenditure approvals.
To be considered for this role you must have the following:
Degree related to the built environment, building services or business studies. Ideally with professional qualifications accredited by the RICS or BIFM.
Minimum of 2 years experience within the Middle East and 3 years of international experience in providing corporate/ mixed use portfolio facilities management.
A good knowledge of IT packages Strong ability to use and develop Concept CAFM is essential.
