Job Description

Roles & Responsibilities

Financial Planning & Analysis

  • Develop, update, and maintain complex financial models for existing and new real estate projects.
  • Prepare monthly, quarterly, and annual financial reports and dashboards for senior management.
  • Monitor project budgets, actuals, and variances; provide detailed variance analysis.

Feasibility & Investment Analysis

  • Conduct detailed feasibility studies, including ROI, IRR, NPV, and payback period for new developments, acquisitions, and investments.
  • Evaluate and model various project scenarios, including financing options and sensitivity analysis.
  • Prepare investment memorandums and presentations for internal stakeholders and external investors.

Budgeting & Forecasting

  • Lead the annual budgeting process and periodic forecasts in collaboration with project teams and management.
  • Analyze market trends, costs, revenues, and risks to develop accurate financial projections.

Cost Control & Monitoring

  • Track construction and development costs to ensure they align with budget and timelines.
  • Coordinate with the project, procurement, and commercial teams for real-time financial updates.

Market & Risk Analysis

  • Conduct market research and competitive benchmarking of real estate trends in Dubai and the UAE.
  • Identify financial and operational risks, and recommend mitigation strategies.

Stakeholder Communication

  • Present findings and reports to management, board members, investors, and banks as required.
  • Support due diligence processes for joint ventures, financing, or M&A opportunities.

Desired Candidate Profile

  • Bachelor’s degree in Finance or a related field (MBA/CPA is a plus).
  • 3–5 years of experience as a Financial Analyst, preferably within the real estate or construction industry in UAE.
  • Proven experience in financial modeling, budgeting, and investment analysis.
  • Big 4 Experience highly preferred
  • Knowledge of UAE real estate regulations and market dynamics is highly preferred.
  • Familiarity with project finance and capital structuring.

Skills & Competencies:

  • Strong analytical and quantitative skills.
  • Advanced proficiency in Microsoft Excel, Power BI and financial modeling tools.
  • Experience with ERP systems (Preferred Microsoft D365) and financial reporting software.
  • Excellent communication and presentation skills.
  • High attention to detail and accuracy.
  • Ability to work independently and as part of a cross-functional team
