Job Description
Roles & Responsibilities
The Fit-out Project Manager will be responsible for the successful planning, execution, and delivery of retail and healthcare (new build and renovation) fit-out projects in Riyadh, KSA. The role requires strong leadership, technical expertise, and client-facing skills to ensure projects are delivered on time, within budget, and to the highest quality standards.
The ideal candidate must be Arabic-speaking (any nationality), hold a valid Saudi driving license, and have proven experience working with retail clients or project management consultancies.
Project Planning & Execution
- Manage the full lifecycle of fit-out projects from mobilization to handover.
- Develop and implement Project Execution Plans (PEP) in alignment with contract documents and approved designs.
- Coordinate with EHS head office (Dubai), consultants, contractors, suppliers, and local authorities.
- Monitor project progress to ensure adherence to timelines, budgets, and specifications.
Client & Stakeholder Management
- Serve as the primary point of contact for clients and project stakeholders.
- Manage client expectations and lead progress meetings; issue and circulate minutes of meetings.
- Liaise with landlords, regulatory bodies, and local authorities to obtain necessary permits/approvals.
- Ensure compliance with client/brand standards in all project deliverables.
Quality, Safety & Compliance
- Enforce strict quality control procedures throughout all project stages.
- Ensure compliance with local building codes, health & safety regulations, and brand guidelines.
- Conduct site inspections, snagging, and oversee defect rectification prior to handover.
Financial & Contractual Management
- Monitor and track overall financial performance of projects.
- Review contractor invoices, variations, and claims while ensuring cost control.
- Support the EHS Dubai office in tendering, contractor evaluation, and contract administration.
Team & Resource Coordination
- Manage site-based teams, contractors, and subcontractors to ensure smooth execution.
- Coordinate across internal departments and external consultants to achieve project milestones.
Desired Candidate Profile
- Bachelor’s degree in Engineering, Architecture, Construction Management, or a related field.
- Minimum 10+ years of project management experience, including at least 5 years in retail fit-out projects.
- Proven experience with clients, developers, or project management consultancies.
- Strong track record of delivering retail interiors, F&B outlets, commercial, or healthcare fit-outs.
- Mandatory Requirements
- Fluent in Arabic (spoken).
- Valid Saudi driving license.
- Based in, or willing to relocate to, Riyadh, KSA.
- Strong knowledge of project planning, scheduling, and contract management.
- Proficiency in MS Office Suite, with working knowledge of MS Project/Primavera and AutoCAD.
- Excellent communication, negotiation, and client-facing skills.
- Ability to manage multiple projects in parallel under fast-paced conditions.
