As the Mall Manager you would be responsible for:

• Develop sales and leasing plans to identify new clients and negotiate with prospective tenants to maximize income in line with the business plan
• Ensure proper tenant mix and zoning within the mall in line with business strategy and market demand and to achieve desired footfall
• Meet and develop and maintain a long term beneficial relationship with all existing tenants and Retail Groups to ensure continued and future business
• Develop and implement approved procedures and systems leasing functions to ensure smooth co-ordination / co-operation among various internal departments to facilitate business needs and deliver positive customer and tenant experience
• Solely responsible for successful monitoring and leasing administration.
• Draft comprehensive leasing plan and its successful implementation strategy.
• Use social media to enhance exposure, develop client loyalty and improve brand awareness.
• Successfully manage vacancies, major tenants, small tenancy, short term tenancy, and lease expirations.
• Draft proposals, lease offers and documents on incoming and current tenancies towards effectuate execution of leasing contracts.
• Direct and oversee the day-to-day activities of leasing function and its management aiming at identifying, analyzing and recommending best industry practice
• Leasing Manager is involved in both strategic planning & day-to-day operations, particularly in relation to buildings and premises areas of soft & hard services shall require identifying, reviewing, analyzing and recommending best industry practice:
• Calculating and comparing costs for mall operation cost and its allocation & basis of allocation and recovery in form of service charges
• Ensuring the building meets health and safety requirements.
• Communicate and discuss the departments guidelines and procedures with employees to ensure responsibilities, authorities and accountabilities are defined and understood
• Provide guidance and leadership to department employees to ensure effective and efficient flow of work
• Implement Board visions through business conduct to achieve profitable operation and secure continuity and growth of the company.
• Total responsibilities for the leasing, assets and financial successful results of the company.
• Implement all policies and procedure set-out by the Board of Directors.
• Ensure that the company’s structure is aligned to the company’s business strategy.
• Prepare an annual business plan and be responsible to meet the forecasted budget, cash flow and profit.
• Develop new business opportunities and constant database building of customers and/or clients and/or tenants and/or contractors
• Monitor the progress of the ongoing assignments and keep the Board informed of any critical issues.
• Ensure that suitable IT management systems are in place to achieve the schedule milestone, budget and follow up with industry best customer and support services
• Manage business risk throughout all aspects of the company’s activities.
• Develop business relationships with strategic partners
• Develop internal systems, procedures and practices in line with the group standards and designed to continuality enhance the efficiency of the company’s activities.
• Obtain the Chairman’s approval for all major company activities such as new business opportunities, financial commitments, assets purchasing and key staff hiring and appraisals.
• Provide training and development performance evaluation and appraisals to the company staff to enhance qualifications, motivations and belonging to the company (people are the assets).
• Develop internal systems, procedures and practices in line with the group standards and designed to continuality enhance the efficiency of the company’s activities.
• Work with in approved budget for all major company activities such as new tendering, bidding, LPO issuance, financial commitments, purchasing and staff hiring and appraisals.
• Prepare and implement risk matrix for Health & Safety & Security of Assets & People
• Provide training and development performance evaluation and appraisals to the company staff to enhance qualifications, motivations and belonging to the company (people are the assets).

Desired Candidate Profile

• A good people manager who can motivate his staff and himself.
• A persuasive character who can get the job done.
• A timely resolution MIS is the key for reporting

Required Industry Experience-
At least 15 years of overall experiences, whereas at least 10 years of experience as Mall Operation Manager in GCC (UAE preferred)

Required Skill Set
• Good understanding and control over the number (both topline and bottom line)
• Good at use and implementation of technology for enhancing the efficiency and effectiveness at each functional and organizational level
