Job Description
Roles & Responsibilities
Real Estate Strategy and Campaign Management
- Project Launch Strategy: Develop and oversee comprehensive, integrated marketing plans for new property launches (residential, commercial, mixed-use), including naming, branding, messaging, and positioning.
- Lead Generation Focus: Direct the creation of high-impact lead generation campaigns across digital (PPC, social media ads, retargeting) and traditional channels (billboards, print media, property exhibitions).
- Target Audience Segmentation: Conduct detailed analysis of buyer personas (investors, end-users, first-time buyers) to tailor marketing materials and channel selection for maximum effectiveness.
- Property Showcasing: Oversee the development of high-quality property assets, including 3D renderings, virtual tours, model home concepts, brochures, and project videos.
Team Leadership and Execution
- Manage Specialists: Lead, mentor, and manage a team of marketing specialists (e.g., Digital Marketing, Content, Events, PR) to ensure cohesive execution across all initiatives.
- Budget Oversight: Manage and optimize project-specific marketing budgets, ensuring funds are allocated efficiently to channels yielding the highest ROI for property sales.
- Cross-Departmental Collaboration: Work closely with the Sales Team to ensure lead quality and flow, and with the Development/Design Team to accurately reflect project features and progress in marketing materials.
Market Analysis and Reporting
- Market Intelligence: Continuously monitor real estate market trends, competitor activities, and regulatory changes to adjust strategies proactively.
- Performance Analysis: Track and report on key real estate marketing metrics: Cost Per Lead (CPL), Lead-to-Sales Conversion Rate, Website Traffic by Project, and Marketing Contribution to Sales.
- CRM Utilization: Ensure effective utilization of CRM systems (e.g., Salesforce, HubSpot) for lead tracking, nurturing, and campaign attribution.
Brand Management and PR
- Brand Positioning: Maintain and enhance the corporate real estate brand's reputation and positioning as a trusted developer/agency in the market.
- Events and Sponsorships: Direct the planning and execution of property launch events, open houses, roadshows, and relevant industry sponsorships.
Education and Experience
- Total Marketing Experience: Minimum of 6+ years of progressive experience in marketing and campaign management.
- Real Estate Experience: Minimum of 3+ years of direct marketing experience within the Real Estate, Property Development, or Luxury Housing sectors.
- Leadership Experience: Minimum of 2+ years in a management or supervisory role, responsible for leading a team of marketing specialists.
- Project Launch Track Record: Proven success in developing and executing comprehensive, integrated marketing strategies for new property launches (e.g., pre-sales, launch events, phased rollouts).
Core Technical Skills & Real Estate Expertise
- The candidate must possess specialized knowledge and proficiency in areas critical to property sales and development:
- Lead Generation Mastery: Expertise in high-volume, quality lead generation specifically for real estate via paid digital channels (Google Ads, Facebook/Instagram Lead Ads) and lead scoring methodologies.
- Market Segmentation: Deep understanding of real estate buyer personas (investors, end-users, HNWI) and the ability to segment markets effectively for targeted campaigns.
- Visual Asset Management: Proven experience overseeing the creation and production of high-quality real estate specific marketing collateral, including:
- 3D Renderings & Virtual Tours.
- Project Brochures and Master Plans.
- Architectural Photography and Videography.
- Real Estate Tools: Experience working with CRM systems utilized for real estate lead management (e.g., Salesforce, HubSpot, or industry-specific CRMs).
- Performance Metrics: Expert ability to track, analyze, and report on key real estate KPIs, including Cost Per Lead (CPL), Lead-to-Sales Conversion Rate, and Marketing Contribution to Revenue.
- SEO & Local Search: Strong understanding of local SEO and strategies for maximizing visibility for specific property locations and developments.

- Team Leadership: Demonstrated ability to lead, mentor, and motivate a diverse marketing team to meet aggressive sales and lead generation targets.
- Cross-Functional Collaboration: Exceptional ability to collaborate effectively with critical internal teams, especially the Sales Team (for lead handover and feedback) and the Development Team (for project updates and accurate representation).
- Budget & ROI Focus: Excellent financial acumen with the ability to manage significant property marketing budgets and prioritize spend based on real-time ROI data.
- Vendor Management: Experience managing and negotiating with third-party agencies (PR, advertising, media buying) specific to the real estate sector.
- High-Stakes Communication: Professional presentation skills necessary to communicate marketing performance, strategies, and market insights to executive leadership and external partners/investors.
