Project Commercial Controller Luxsta8 Builders for Building Contracting

To take ownership of commercial performance across projects—ensuring accurate estimation, strict cost control, and complete oversight of contractor billing across both civil construction and high-end fit-out.

Role Positioning, Authority & Reporting

• Acts as the core commercial control function across all Luxsta8 project.

• Responsible for validating and approving all contractor payments before release.

• Works closely with the Project Manager to ensure alignment between execution and cost.

• Reports directly to the Owner.

• Has authority to challenge contractors, flag discrepancies, and hold payments where required.

Maintains independent oversight across both civil and fit-out.

Key Responsibilities

1. Estimation & Cost Planning

Review drawings and BOQs, conduct quantity take-offs, build detailed estimates across civil, structural, MEP, and finishing trades, and validate project feasibility from a cost perspective.

2. Quantity Surveying & Execution Control

Verify contractor bills against BOQ, drawings, and site measurements, issue payment certifications, manage variation orders, and ensure no overbilling across all trades.

3. Commercial Management

Track project cost vs budget, maintain rate databases, support subcontract structuring, and ensure alignment between design intent and commercial outcomes.

Success in This Role

• Strong control over project budgets from start to completion.

• Zero unchecked contractor overbilling.

• Structured and controlled variations across civil and fit-out works
