Job Title: Project Manager – Fit-Out

Department: Projects / Interior Fit-Out

Position Overview

The Fit-Out Project Manager is responsible for the end-to-end delivery of interior fit-out projects, ensuring execution excellence across design coordination, procurement, construction, and client handover.
The role demands technical precision, strong leadership, and hands-on site management to deliver premium finishes, on time and within budget, while maintaining client satisfaction and design intent.

Key Roles & Responsibilities

1. Project Planning & Execution

• Lead and manage all phases of fit-out works — from mobilization to completion and handover.
• Develop detailed project programs, resource plans, and sequencing schedules in coordination with the planning and procurement teams.
• Oversee daily site activities ensuring alignment with drawings, specifications, and timelines.
• Manage subcontractors, suppliers, and internal site teams to ensure coordination across civil, MEP, joinery, and finishing trades.
• Ensure timely procurement and delivery of materials, fixtures, and finishes.

2. Design Coordination & Technical Control

• Coordinate with consultants, designers, and clients to ensure design intent is fully realized.
• Review drawings, shop drawings, and material submittals to ensure compliance and constructability.
• Manage technical issues, site instructions (SIs), and requests for information (RFIs) effectively.
• Provide innovative technical and sequencing solutions to optimize cost and time.

3. Cost & Commercial Management

• Monitor project budgets and cost forecasts in coordination with the commercial team.
• Review variations, claims, and change requests for accuracy and justification.
• Support procurement in negotiating subcontractor and supplier packages.
• Track cash flow, cost-to-complete, and profitability metrics for assigned projects.

4. Quality, Safety & Compliance

• Ensure strict compliance with project quality standards, specifications, and mock-up approvals.
• Lead site inspections and snagging processes to maintain high finishing standards.
• Enforce HSE compliance and promote a safety-first culture across the project.
• Ensure works comply with local authority regulations (Dubai Municipality, DCD, Trakhees, etc.).

5. Client & Stakeholder Management

• Act as the main point of contact for the client and consultant teams.
• Conduct regular progress meetings, prepare status reports, and ensure transparent communication.
• Manage client expectations on timelines, quality, and cost throughout the project lifecycle.
• Maintain strong working relationships with all stakeholders to ensure collaboration and timely decision-making.

6. Leadership & Team Management

• Lead a team of engineers, supervisors, and subcontractors to deliver project objectives.
• Mentor junior engineers and promote a performance-driven, solution-oriented culture.
• Ensure site teams are adequately staffed and equipped to meet project milestones.
• Drive motivation and accountability across the project workforce.

Desired Candidate Profile

• Education: Bachelor’s Degree in Civil Engineering / Architecture / Interior Design.
• Experience: Minimum 10–15 years in interior fit-out project management, with at least 5 years in the UAE handling high-end commercial, hospitality, or retail fit-out projects.
• Technical Expertise:
  Strong understanding of joinery, MEP coordination, finishing materials, and luxury detailing.
  Experience with fast-track and design-build projects.
  Proficiency in MS Project / Primavera P6, AutoCAD, and advanced Excel.
• Soft Skills:
  Strong communication and client-handling skills.
  Excellent time management and organizational abilities.
  Problem-solving mindset with attention to detail.
  Leadership presence with ability to manage multidisciplinary teams.
