Roles & Responsibilities

Job Summary

The Property Registration Specialist is responsible for managing and coordinating all property registration and ownership transfer activities across Dubai, Ras Al Khaimah, and Abu Dhabi projects. The role covers initial and final property registration, title deed issuance, resale and mortgage coordination, and liaison with relevant Land Departments and authorities. The specialist ensures that all cases are processed accurately, in compliance with applicable regulations, and within the company’s defined timelines and service standards.


1. Property Registration (Initial & Final)

•Manage all property registration activities with Dubai Land Department (DLD), RAK Land Department (RAKLD), and Abu Dhabi Land Department (ADLD).

•Handle initial property registrations, title deed issuance, and ownership transfers for all freehold and leasehold projects.

•Review and verify registration documentation, including SPAs, payment receipts, NOCs, Emirates IDs, and clearance memos before submission.

•Ensure timely submission and follow-up with the respective authorities to obtain registration and title deeds.

•Maintain an organized log of all ongoing and completed registration cases.

2. Title Deed & Ownership Management

•Track issuance and collection of title deeds and ensure accurate data entry into company systems.

•Coordinate deed handover to clients and maintain acknowledgement records.

•Manage ownership updates, corrections, and related amendments as per the applicable Land Department guidelines.

•Support Finance and Legal departments with verification of ownership details for internal audits or reconciliations.

3. Resale Coordination

•Facilitate resale registration and ownership transfer with the respective Land Department.

•Maintain an up-to-date tracker of all resale change of ownership submitted to the land department

5. Financial & Registration Fee Handling

•Coordinate with the Finance Department for submission and reconciliation of registration and title issuance fees.

•Verify payment receipts and ensure they are accurately linked to respective cases.

•Maintain a central record of registration fee payments across emirates for all projects.

•Prepare periodic payment reports for management and finance review.

6. Government & External Coordination

•Serve as the main liaison between RAK Properties and the Land Departments of Dubai, RAK, and Abu Dhabi for property registration and title matters.

•Build professional relationships with Land Department officials, trustee offices, and registration centers to ensure efficient processing.

•Stay updated on evolving regulations, fee structures, and policies affecting property registration in each emirate.

7. Documentation & Reporting

•Maintain complete digital and physical records of registration documents, title deeds, and related correspondence.

•Prepare monthly and quarterly reports on registration progress, pending cases, and key milestones.

•Support management with data for internal audits, legal verifications, and financial reconciliations.

8. Customer & Agent Communication

•Provide customers and brokers with guidance on registration procedures, document requirements, and fee structures.

•Address registration-related inquiries promptly and professionally.

•Ensure all customer-facing communication reflects RAK Properties’ service standards and compliance guidelines.


Desired Candidate Profile


Experience:

•Minimum 5 years of experience in property registration, title deed management, or post-sales operations within the UAE real estate sector.

•Strong understanding of registration processes and regulatory requirements.

•Experience working with developers, trustees, and government authorities across multiple emirates.

•Technical Skills:

•Proficient in property management and CRM systems.

•Strong knowledge of document verification, data accuracy, and registration workflows.

•Skilled in MS Office.

Soft Skills:

•Excellent communication, coordination, and organizational skills.

•Strong attention to detail and ability to manage multiple cases simultaneously.

•Customer-oriented, with a professional and proactive approach.

•Ability to work under pressure and meet tight deadlines.
