Job Description
Roles & Responsibilities
As a Quantity Surveyor (QS) you will be responsible for managing all aspects of cost estimation, budgeting, and financial control during the design and construction of fit-out projects. This role requires an understanding of both civil engineering principles and the specific requirements of interior fit-out works, including materials, construction methods, and compliance with building regulations. As a QS you should ensure that projects are completed on time, within budget, and to the highest quality standards while adhering to contract terms.
Key Responsibilities:
- Cost Estimation & Budgeting:Prepare detailed cost estimates for fit-out works, including material costs, labor costs, and equipment requirements.
Develop and manage project budgets, ensuring accurate forecasting and controlling of expenses throughout the project lifecycle.
Provide cost advice to clients and project teams to ensure efficient allocation of resources and cost-saving opportunities. - Contract Management:Review and negotiate contract terms, including scope, schedules, and pricing, in collaboration with contractors, subcontractors, and clients.
Administer contracts, ensuring compliance with the agreed terms and conditions.
Issue and manage variations and change orders in line with contract requirements. - Procurement & Tendering:Lead the procurement process for materials, subcontractors, and suppliers.
Prepare and review tender documentation, evaluate bids, and provide recommendations to the project team.
Ensure that all procurement activities align with project requirements, timelines, and budget constraints. - Cost Control & Financial Reporting:Monitor and control project costs, ensuring expenditure remains within the approved budget.
Track and report on financial performance, providing regular updates to senior management and clients.
Perform value engineering to optimize cost-effectiveness without compromising quality. - Site Inspections & Measurements:Conduct site inspections to assess progress and ensure compliance with design specifications and quality standards.
Perform quantity take-offs and measurements to ensure accuracy in billing and invoicing.
Identify and resolve any discrepancies between actual site conditions and the planned works. - Risk Management:Identify and assess risks related to cost, time, and quality.
Proactively address any potential cost overruns, delays, or other risks by implementing corrective actions.
Ensure that the project adheres to safety and legal regulations, particularly within the civil and fit-out scope. - Collaboration & Communication:Work closely with architects, engineers, project managers, and contractors to ensure the smooth execution of the fit-out project.
Communicate effectively with stakeholders to provide updates on cost performance and any issues that may arise.
Attend project meetings to discuss progress, challenges, and solutions. - Documentation & Reporting:Maintain accurate records of all cost-related documents, contracts, and correspondence.
Prepare and submit detailed cost reports, progress claims, and final accounts at the conclusion of the project.
Ensure compliance with all financial documentation requirements in line with company standards and industry practices. - Technical & Civil Knowledge Application:Apply civil engineering knowledge to ensure structural integrity and safety of fit-out works.
Incorporate civil engineering considerations into the planning, cost estimation, and management of fit-out projects.
Provide technical advice on construction methods, materials, and site logistics.
Desired Candidate Profile
- Bachelor’s degree in Civil Engineering, or related field.
- Professional accreditation (e.g., RICS, ICE) is a plus.
- Proven experience in both civil engineering and fit-out projects.
- Strong knowledge of construction contracts, procurement methods, and cost management practices.
- Proficiency in project management software and cost estimation tools.
- Excellent communication, negotiation, and problem-solving skills.
- Ability to work under pressure and meet tight deadlines.
This role is crucial for the successful delivery of fit-out projects, blending civil engineering expertise with a deep understanding of cost management, procurement, and project execution.
