Job Description
Roles & Responsibilities
1. Cost Estimation & Budgeting
Pre-Construction Phase: Preparing accurate cost estimates for the construction project based on drawings, specifications, and other documentation.
Budget Creation: Developing initial budgets and assessing if the project's planned financial resources are sufficient.
2. Tendering and Procurement
Tendering Process: Assisting with the preparation of tender documents and analyzing submitted bids from contractors.
Contractor Selection: Help with selecting the most cost-effective contractor, ensuring compliance with project specifications and quality standards.
3. Contract Administration
Contract Management: Ensuring that both clients and contractors adhere to the terms of the contract, including work schedules, costs, and quality.
Variation Management: Managing variations to the contract, assessing the financial implications, and providing recommendations for adjustments.
Claims Management: Evaluating claims made by contractors or suppliers, determining their validity, and helping in negotiations.
4. Cost Control
Tracking Costs: Monitoring ongoing project costs, comparing them to initial estimates, and identifying discrepancies.
Reporting: Providing regular cost reports to stakeholders and recommending actions for cost savings if necessary.
5. Risk Management
Identifying Risks: Assessing financial risks and working on strategies to mitigate those risks throughout the project.
Contingency Planning: Developing contingency plans to deal with unforeseen expenses or issues that may arise during construction.
6. Final Account & Financial Closeout
Final Account Settlement: Preparing the final accounts for a project, reviewing all costs, and ensuring that the project’s final financial figures are accurate.
Payment Certification: Certifying contractor payments and managing the release of payments for work completed.
7. Site Visits and Measurements
Quantity Take-offs: Taking measurements of work completed and assessing the quantities of materials, labor, and other resources used.
On-Site Assessments: Conducting site visits to assess progress, verify contractor claims, and ensure quality control.
8. Value Engineering
Cost Optimization: Reviewing project designs and construction methods to identify cost-effective alternatives that do not compromise on quality or safety.
9. Collaboration & Communication
Coordination with Teams: Working closely with architects, engineers, contractors, and clients to ensure all parties are aligned with the financial and contractual aspects of the project.
Stakeholder Reporting: Communicating with stakeholders about project status, costs, and potential issues.
10. Compliance and Legal Aspects
Adherence to Laws & Standards: Ensuring that all aspects of the project comply with relevant regulations, construction laws, and health and safety standards.
Dispute Resolution: Managing any disputes that arise between the parties and helping to resolve them, often through negotiation or arbitration.
Skills Required for a Quantity Surveyor:
Strong Mathematical Skills: To accurately estimate costs and quantities.
Attention to Detail: Ensuring that all measurements and costs are accurate.
Communication Skills: To collaborate with various stakeholders and present cost reports clearly.
Negotiation Skills: For resolving disputes or getting the best value from contractors and suppliers.
Technical Knowledge: Understanding construction techniques, materials, and processes.
Software Proficiency: Familiarity with project management software, spreadsheets, and cost estimation tools.
Desired Candidate Profile
Desired Candidate Profile (Qualification) for Senior Quantity Surveyor:
Education:
Bachelor’s degree in Quantity Surveying, Civil Engineering, or related fields.
Master’s degree (preferred).
Certifications:
Chartered status (e.g., RICS, ICE).
Additional relevant certifications (e.g., PMP, NEC/FIDIC).
Experience:
5+ years of experience in Quantity Surveying, with significant exposure to contract management and financial control.
Skills:
Expertise in QS software (e.g., CostX, Procore).
Strong leadership, negotiation, and financial management skills.
Desirable:
Experience in large-scale projects or specific sectors.
