To supervise soft services operational floor level functions through effective operational oversight of all works carried out in house or by contracted out service providers and liaise with respective vendors and stakeholders as management representative of soft services on Duty at BIA.
The Main duties will include:
Ensure daily, weekly and monthly schedules of periodic, corrective and preventative work plans are carried out and met within timelines and agreed quality standards.
Within the framework of scope of services, correct inconsistency in contractor performance or behavior where applicable or escalate to the soft services Manager in case of major issues.
Coordinate with Airport operations, FM team to secure work permission, timings for execution of scheduled works and facilitates seamless tasks execution by contractors.
Record all works carried out including but not limited to:
o Non conformity issues and escalations
o Periodic tasks carried out
o Resources utilized
o Shift report
To ensure safe working practices are being applied by the contractors and instruct corrective measures to be taken in case any safety issues arises.
To ensure non conformity of SLA, workplace violations and incidents are immediately reported and corrective action taken and reported on timely and accurate manner.
To ensure standard of cleanliness and hygiene are achieved by using best practice approaches and performance outcome standards at par 5 star airport standard.
Engage in collaboration within a team to ensure shift to shift handover are accurately informed, followed up and rectified.
Attend Soft services department meetings, airport operation terminal inspection tours to ensure identified issues are shared and promptly rectified and services are improved each day where identified and actioned.
Monitoring efficient and optimal use of machinery, janitorial, chemicals and consumables and ensuring no wastage or misuse of resources occurs.
To ensure proper care and operations of mobile elevating working platforms taking responsibility for the allocation, operational control and productivity as well as well being of the machinery. Any misuse shall be prevented and reported.
To respond in a prompt and efficient manner to all reactive issues and Airport System Control (ASC) requests and report to ASC any issues of maintenance and repair of the building systems found during cleaning activities/supervision process.
Follow up all pending and upcoming works and ensure necessary arrangement in place in order to get started and progressed as plan.
Check and verify quantity and quantity of works carried out and delivered by various soft services contractors.
The position holder is subject to the following job context:
Required to operate on a shift basis with morning, evening and night shift. May require to attend duty on overtime; weekends and public holidays.
Work under competing pressure of time and frequency of issues and priority levels.
Need to move indoor and outdoor working environment.
Engage with multiple service contractor staff.
Intense reporting of works to seniors; report writing.
Following up with works.
Supervising works and being accountable for safety critical tasks namely: internal and external fa ade
Cleaning using mobile elevating working platforms; cherry picker, scissor lifts and rope access.
Delivery to the high expectation results, so the position holder shall be result oriented and attentive to details at all times.
Shall be able to take responsibility for the MEWP allocated for the terminal fa ade and high rise cleaning.
Additionally the job scope include being direct supervisor with respect to the oversight to following function:
General cleaning and fa ade cleaning of Terminals (AMP terminal+ VIP terminal) and multi storied car parks.
Ground keeping within the close vicinity of the terminal and multistoried car park.
Integrated building pest management at the assigned terminals.
Waste collection; segregation and disposal within the building level and consolidations.
Supervision and control of MEWP for fa ade cleaning.
Fa ade Cleaning of entire terminal- internally, externally including roof.
Support services functions of the department within Terminal.
Soft Services provided to Tenants through FM agreement at the Terminal.
Minimum Qualification: College Degree or Technical Diploma
BICs lead assessor preferred.
Minimum experience: 8 years of combined experience as soft services supervisors/shift leader for a large
single site operations (100-150 staff under direct supervision) including:
Min 3 years in Five star property's housekeeping department
Min. 5 years in all rounder soft services supervision in Airport, High end commercial facility
specifically large Shopping Malls or Airport with direct oversight to Cleaning, Pest Control,
care taking; waste management and indoor landscaping functions.
Other skills and knowledge:
Conversant on using Microsoft Word, Excel and Outlook;
Capable to operate Maximo CAFM systems i.e. Maximo.
Capable to assess and interpret COSHH from MSDS, and devise methods of statements based on risk assessment and job tasks analysis.
Capable to write job specific reports .
Measurement tools and methods for assessing performance outcome standards.
Capable to assess materials specifications.
Good communication and interpersonal skills
Capable to lead a team of 200 staff, with significant volume of resources.
