What this job involves
The GREF (Global Real Estate & Facilities) Transaction Manager, will be responsible for a delivering a variety of services across multiple EMEA locations for Client s Corporate Office portfolio (c. 25 countries) reporting into the Senior Manager EMEA Transactions and working in collaboration with our embedded JLL transactions team; including lease acquisition, lease extension or lease expansion, exit and sub-leasing.
Negotiate optimum lease terms & conditions to protect Client s interests
Monitor portfolio for critical dates and optimization opportunities in liaison with the Senior Manager EMEA Transactions and Head of Portfolio Planning and team
Review the client briefs before market search and document the requirement for each assignment
Oversee brokers brief and manage local transaction execution (time/quality)
Research and gather local market knowledge directly or via the brokers network.
Implement best practices
Ensure adherence to policies and procedures regarding contracts, budgets & schedules.
Manage relationship with contracted serviced-office providers (e.g. Regus) and multiple serviced office contracts
Review and recommend building longlist and shortlist
Review rental offers and develop final recommendation
Manage and lead short list calls
Participate in tours and review tour results
Manage and lead project decision calls
Oversee analyst s qualitative and financial analysis
Participate in legal calls to voice GREF position on lease drafting
Review and approve lease for execution
Engage with local Program Managers to ensure each PrM understands the lease contract terms and implications in the construction work and landlord s responsibilities.
Become conversant with Client s Spend Approval process
Draft Spend Approval documentation with adequate financial analysis for all OPEX and CAPEX investments before lease commitment, managing deadlines in order to allow for EMEA management re
view before submission to Global HQ
Own data integrity for Spend Approvals.
Compile and analyse multi-source data for client business review presentations
Coordinate and support comprehensive reporting using JLL system
Propose enhancements to existing transaction processes where applicable
Actively seek opportunities to share best practices
All additional duties commensurate to the level of the role

Significant corporate real estate transaction experience required
BA or University/undergraduate degree with relevant professional experience
Highly competent with productivity software, including Microsoft Outlook, Word, Excel and SharePoint
