Job Description
Roles & Responsibilities
We are seeking an experienced Managing Quantity Surveyor to lead the commercial and contractual management of a major construction project. This role is responsible for ensuring the project is delivered within contractual obligations while maximizing cash flow, profitability, and protecting the company s commercial interests. The QS Manager will oversee all contract administration, cost control, change management, and final accounts, while guiding a team of Senior Quantity Surveyors across multiple disciplines.
Key Responsibilities:
- Ensure project delivery within budget while maintaining profitability
- Validate quantities, measurements, and cost estimates
- Review and approve pricing for variations and new scope items
- Guide the team in evaluating changes and scope variations
- Ensure compliance with contractual obligations and terms
- Oversee contract documentation, correspondence, and records
- Manage payment certifications and approvals
- Administer insurance, bonds, and subcontract agreements
- Lead change control and variation management processes
- Supervise Civil, Electrical, and Mechanical QS teams on-site
- Ensure timely and accurate submission of payment applications
- Monitor payment cycles, certifications, and subcontractor status
- Review variation orders and follow up for approvals and payments
- Manage final account preparation, negotiation, and settlement
- Coordinate with project teams to verify completed works
- Oversee financial reporting and forecasting for management
- Prepare and review reports such as: Cost to Completion Payment Cycle Reports Variation & EOT Reports Advance Payment Recovery Unbilled Revenue Analysis
- Lead, mentor, and manage Senior QS teams
- Ensure compliance with company policies and industry standards
- Promote continuous learning and professional development
- Support Saudization initiatives and development of local talent
Desired Candidate Profile
Minimum 15 years of total experience in Quantity Surveying
At least 10 years in a managerial/lead role
Strong experience in large-scale construction projects
Bachelor s degree in Quantity Surveying, Civil, Mechanical, or Electrical Engineering
Master s degree in Quantity Surveying (preferred)
Professional memberships such as MRICS, MCIOB, or MCIArb are highly desirable
