Roles & Responsibilities

Job Title: Estimator / Quantity Surveyor

Location: United Arab Emirates

Department: Estimation / Cost Control

Reports To: General Manager

Position Overview:

The Estimator / Quantity Surveyor will play a key role in the preparation, evaluation, and management of project costs for civil and interior fit-out works. The role requires strong analytical and technical skills to prepare accurate quantity take-offs, rate analyses, and variation orders, ensuring financial efficiency and control throughout all project stages. The candidate will also assist the Finance and Accounts team in cost analysis and project budgeting.

Key Responsibilities:

1. Quantity Take-off & Estimation

• Prepare detailed quantity take-offs for civil, architectural, and fit-out works from drawings, specifications, and tender documents.

• Review and verify BOQs (Bills of Quantities) for accuracy and completeness.

• Ensure that all take-offs are aligned with project requirements and technical specifications.

2. Rate Analysis & Cost Estimation

• Prepare unit rate analyses for materials, labor, equipment, and subcontractor works.

• Develop cost estimates for new tenders and change orders.

• Maintain an updated database of material and labor rates for ongoing cost benchmarking.

3. Variation Orders & Cost Control

• Prepare and evaluate variation orders and submit them for approval by the Project Manager and Cost Controller.

• Coordinate with site teams to collect data on material usage, labor productivity, and actual costs for cost monitoring.

• Assist in preparing monthly cost reports, identifying cost overruns, and suggesting corrective measures.

4. Coordination & Reporting

• Liaise with Project Managers, Site Engineers, and Procurement to ensure that estimates align with project execution plans.

• Support the Finance and Accounts team in cost control, forecasting, and cash flow analysis.

• Provide accurate cost data to support commercial and contractual decisions.

Qualifications & Experience:

• Bachelor’s Degree in Civil Engineering, Quantity Surveying, or equivalent.

• Minimum 3–6 years of experience in quantity surveying/estimation for civil and fit-out projects in the UAE or GCC region.

• Proficient in AutoCAD, MS Excel, and estimation software (e.g., Candy, CostX, or similar).

• Strong understanding of local market rates, suppliers, and subcontractors.

• Excellent analytical, numerical, and communication skills.

Preferred Skills:

• Knowledge of UAE construction standards and contracts (FIDIC preferred).

• Attention to detail with the ability to work under pressure and meet deadlines.

• Strong organizational and time management abilities.

• Team player with a proactive and solution-oriented mindset.
