Experience: 20+ Years
Qualifications: Relevant Construction Degree and MRICS (Mandatory)

Job Description:
We are seeking a seasoned Commercial Director (Westerner) to lead the commercial delivery of a landmark master planned community in Riyadh. The role requires pre-contract leadership to drive cost control from early design stages.  

Key Responsibilities:

  • Lead pre-contract cost consultancy: cost planning, modelling, benchmarking, value engineering, and cost optimisation.

  • Manage large-scale masterplans (residential/mixed-use) across design stages (Concept to Tender) per RICS NRM.

  • Challenge Design Consultants to meet budget targets and cost/m² goals; prepare/review independent cost plans.

  • Set budgets, define cost targets, advise on procurement strategies, and provide strategic commercial advice to client leadership.

  • Leverage Saudi market benchmarks (Riyadh focus) and experience with PIF entities preferred.

Project Highlights:

  • Master planned development: residential plots, schools, community infrastructure.

  • Critical role for cost leadership in high-profile Riyadh project.



Desired Candidate Profile

  • 20+ years in cost consultancy/quantity surveying

  • Proven track record in mega masterplan developments (Middle East experience essential).

  • MRICS qualified; senior-level exposure with top-tier consultancies.

  • Western candidates with Riyadh/Saudi market knowledge prioritised.
