Job Title: Commercial Manager / Head of Commercial

Job Purpose

The Commercial Manager / Head of Commercial will lead and oversee the company s sales department and all commercial activities. The role is responsible for driving revenue growth, building and managing client relationships, optimizing sales performance, and developing strategies that enhance the company s market share and profitability in the Iraqi real estate sector.

Key Responsibilities

  • Sales Leadership
  • Lead, manage, and develop the sales team to achieve and exceed targets.
  • Set sales strategies, quotas, and performance metrics in line with the company s objectives.
  • Monitor sales pipelines and ensure continuous improvement in conversion rates.
  • Develop effective customer acquisition and retention strategies.
  • Commercial Strategy & Business Development
  • Formulate and execute the company s commercial strategy to support growth objectives.
  • Identify new business opportunities, partnerships, and revenue streams.
  • Conduct market analysis to assess trends, customer preferences, and competitor activity.
  • Negotiate major deals and manage key client relationships.
  • Financial & Operational Management
  • Prepare and manage annual commercial budgets and forecasts.
  • Monitor revenue, profitability, and ensure alignment with financial goals.
  • Oversee pricing strategies, promotional campaigns, and contract negotiations.
  • Ensure compliance with legal, financial, and operational standards in Iraq.
  • Cross-Functional Collaboration
  • Collaborate with marketing to design and execute campaigns that drive sales.
  • Work closely with project, operations, and finance teams to align commercial objectives with business delivery.
  • Provide regular reports to the CEO/Managing Director on sales performance and commercial results.

Qualifications & Experience

  • Bachelor s degree in Business Administration, Marketing, Real Estate, or related field (MBA preferred).
  • 10+ years of experience in commercial management, sales leadership, or business development within the real estate industry.
  • Proven track record in driving sales growth and managing large sales teams.
  • Strong negotiation, communication, and relationship management skills.
  • Deep understanding of the Iraqi market and/or regional real estate trends is highly advantageous.
