Job Description

Roles & Responsibilities

Role Purpose

The Construction Manager will be responsible for the execution, supervision, and overall management of a large-scale villa development project (minimum 500+ villas). The role requires strong technical expertise, leadership skills, and the ability to manage complex construction operations within time, cost, quality, safety, and environmental standards.

Key Responsibilities

Project Execution & Supervision

  • Lead, plan, and manage all site construction activities for villa projects, ensuring timely completion as per approved schedules and budgets.
  • Supervise contractors, subcontractors, and site teams to ensure strict adherence to technical specifications, drawings, and quality standards.
  • Coordinate with design consultants, architects, and engineers to resolve technical issues during construction.
  • Monitor daily/weekly progress and prepare reports for management and clients.

Technical & Quality Control

  • Ensure compliance with project technical specifications, building codes, and local authority regulations.
  • Implement strong quality control and inspection procedures to achieve the highest construction standards.
  • Review and approve method statements, shop drawings, and material submittals.
  • Conduct site inspections to ensure execution as per approved drawings and standards.

Planning & Coordination

  • Develop construction schedules, manpower plans, and resource allocations.
  • Coordinate between different disciplines (civil, MEP, finishing, infrastructure, landscaping).
  • Ensure timely procurement and availability of construction materials, equipment, and resources.
  • Liaise with client representatives, consultants, and statutory authorities.

Cost & Contracts Management

  • Monitor project budgets and control costs to prevent overruns.
  • Evaluate and certify subcontractor progress payments and claims.
  • Support contracts team in negotiations and resolving disputes.

Health, Safety & Environment (HSE)

  • Ensure full compliance with HSE standards and ADNOC / international safety guidelines.
  • Conduct site safety inspections and enforce strict adherence to safety protocols.

Promote a strong safety culture across all site teams.

Desired Candidate Profile

Qualifications & Experience

  • Education:
    • Bachelor’s Degree in Civil Engineering / Construction Management (mandatory).
    • Master’s Degree in Construction/Project Management (preferred).
    • PMP, PMI, or equivalent certification will be an advantage.
  • Experience:
    • Minimum 15–20 years of construction management experience in large-scale villa / residential housing projects.
    • Proven track record of successfully delivering at least one project of 500+ villas or equivalent large residential township.
    • Strong experience in managing multidisciplinary teams (Civil, Structural, MEP, Finishes, Landscaping, Infrastructure).
    • Demonstrated ability in project planning (Primavera P6 / MS Project), cost control, and quality management.
  • Technical Skills:
    • In-depth knowledge of construction methodologies, project sequencing, and large-scale project execution.
    • Proficient in AutoCAD, Primavera P6/MS Project, and MS Office Suite.
    • Strong understanding of international building codes, local authority regulations, and QA/QC practices.
  • Other Requirements:
    • Excellent leadership, communication, and decision-making skills.
    • Ability to work under pressure and deliver results within strict deadlines.
    • Strong problem-solving and dispute resolution skills.
