1. Real Estate Strategy & Expansion
- Define and execute the real estate growth strategy aligned with business objectives
- Identify priority markets, trade areas, and formats (QSR, dine-in, flagship, delivery-only, hotels, resorts)
- Prepare feasibility studies and ROI models for new sites

2. Site Selection & Acquisition
- Source, evaluate, and secure new restaurant and hospitality locations
- Analyze footfall, demographics, competition, and sales potential
- Lead lease negotiations, renewals, and exits
- Manage relationships with landlords, brokers, and developers

3. Development & Project Delivery
- Oversee the full development lifecycle: Concept approval, Design coordination, Permitting and licensing, Construction and fit-out, Handover to operations
- Ensure projects meet brand standards, operational requirements, and local regulations

4. Design & Construction Management
Lead coordination with: Architects, Interior designers (including FF&E), Engineers, Contractors and consultants
- Approve layouts, kitchens, BOH planning, and guest flow
- Drive value engineering without compromising brand or quality

5. Budget & Cost Control
- Own capital expenditure (CAPEX) budgets
- Approve cost plans, tenders, and variations
- Track development costs vs approved budgets

6. Portfolio & Asset Management
- Oversee existing portfolio performance and refurbishment programs
- Manage lease expiries, relocations, and renegotiations
- Lead store refreshes, rebrands, and concept upgrades

7. Compliance & Risk Management
Ensure compliance with: Local building codes, Health & safety, Food safety and fire regulations, Accessibility standards
- Manage development risks and mitigation strategies

8. Stakeholder Management
Work closely with: Operations, Finance, Marketing & brand, Legal, Franchisees
- Report expansion progress and KPIs to senior leadership
