Job Description
Roles & Responsibilities
Review approved budgets, committed costs, and forecast at completion for key project cost elements including land acquisition and associated costs, vertical construction, primary and secondary infrastructure, public amenities, design, contingency, supervision, and capitalized corporate overheads.
Compare initial feasibility cost assumptions against current budgets and identify potential variances.
Review all CapEx contracts to confirm proper recording of costs and execution, including signed contracts, variations, claims, and insurances.
Verify contract values, committed amounts, unit rates, and contractual completeness with Roshn and third-party contractors.
Review logged and potential change orders, variations, and claims; estimate provisional costs and update forecasts accordingly.
Identify scope gaps in contracts and procurement schedules; coordinate with delivery teams to confirm missing scope and approve adjustments.
Review actual costs incurred, calculate historical burn rates, and forecast future spend, particularly for Time & Material (T&M) contracts.
Support risk management by reviewing potential cost escalations, schedule delays, and dispute risks, quantifying financial impacts.
Collaborate with delivery and risk teams to review risk items, assign likelihood ratings, and estimate potential impacts.
Review monthly capitalized overhead costs including salaries, office expenses, IT, travel, and accommodation.
Participate in workshops and meetings with project teams and decision makers to review contracts, claims, risks, and cost forecasts.
Schedule & Resource Planning: br> Review and validate project schedules (resource-loaded and cost-loaded) to ensure alignment with contracts, budgets, approved variations, and delivery timelines.
Assess schedule governance, activity logic, milestone compliance, scope completeness, and baseline approvals.
Compare updated schedules against baselines and recent progress reports to identify performance trends, delays, or discrepancies.
Review calendar settings, working days, holidays, and resource deployment plans to reflect actual project conditions.
Review productivity rates by comparing planned vs actual performance reported in progress reports.
Review packaging and phasing strategy documents, confirming scope breakdown, delivery logic, and sequencing.
Identify uncontracted scope items within schedules or budget breakdowns; collaborate with delivery teams to address procurement gaps.
Forecast impacts of schedule extensions on T&M contract caps and overall project costs.
Coordinate with delivery teams to update milestones, incorporate approved extensions of time (EOTs), and manage schedule changes.
Facilitate workshops and meetings with delivery teams to review progress, scope completeness, and schedule risks.
Support integration of schedule data into overall project reporting and decision-making./p>
br> Actualization of Feasibilities br> Work with the company to gather all relevant inputs on project size, contractual terms, financing structure, development costs, construction timelines etc. br> Model detailed projections for revenue, operating expenses, capital costs, financing, and taxes based on project parameters
Financial Performance Reporting: br> Oversee the preparation and analysis of financial performance reports for ongoing real estate projects.
Monitor key performance indicators (KPIs) and provide insights to senior management on financial health and project viability.
Identify areas for improvement and recommend strategies to enhance financial performance
Desired Candidate Profile
li>Bachelor s in civil engineering OR bachelor s in quantity surveying with master s in construction management or project Controls (preferred)/li> li>10 years of experience/li> li>Professional certifications like RICS, PMI AACE are prefereable/li>
