Job Description
Roles & Responsibilities
Oversee the daily architectural operations, maintenance, and aesthetic integrity of multiple shopping malls.
Develop and implement preventive maintenance programs for architectural elements, including facades, interiors, and public spaces.
Manage and coordinate with internal teams and external contractors to ensure timely completion of architectural maintenance tasks and renovation projects.
Conduct regular inspections and audits of the mall's architectural features to identify potential issues and implement corrective actions.
Analyze space utilization and propose layout modifications to optimize tenant mix and shopper experience.
Ensure compliance with local building codes, safety regulations, and accessibility standards related to architectural design.
Respond to emergency situations that affect the building's structure or design elements, coordinating repairs to minimize disruptions to mall operations.
Liaise with tenants to address architecture-related concerns and ensure their store designs align with the overall mall aesthetic.
Stay updated on the latest architectural trends in retail design, recommending and implementing improvements to enhance the shopping experience.
Manage and oversee facilities management (FM) companies, including:
- Security services: Ensure proper staffing, training, and implementation of security protocols
- Housekeeping: Maintain high standards of cleanliness throughout the mall
- Maintenance: Coordinate all routine and preventive maintenance activities
Regularly evaluate the performance of FM service providers and negotiate contracts to optimize cost-effectiveness and service quality.
Coordinate with security teams to develop and implement comprehensive safety and emergency response plans.
Oversee the integration of smart building technologies and sustainability initiatives across architectural and facilities management functions.
Train and mentor staff members in architectural operations, facilities management, and maintenance procedures specific to shopping malls.
Prepare regular reports on the condition of architectural elements, facilities management performance, maintenance activities, and improvement projects for senior management.
Desired Candidate Profile
Bachelor's or Master's degree in Architecture Minimum 2-5 years of experience in architectural operations and facilities management, preferably in large commercial properties or shopping malls Professional architecture license Strong knowledge of commercial building systems, materials, and sustainable design practices Proven experience in managing facilities management services, including security, housekeeping, and maintenance Excellent problem-solving and analytical skills, with the ability to balance aesthetic, functional, and operational considerations Strong leadership and team management abilities, with experience in managing both in-house teams and external service providers Proficiency in architectural design software (e.g., AutoCAD, Revit, SketchUp) and MS Office Familiarity with project management software and CMMS (Computerized Maintenance Management Systems) Excellent communication and interpersonal skills Ability to work flexible hours, including nights and weekends as required Demonstrated understanding of retail space planning, customer flow, and facilities management in large-scale commercial spaces Knowledge of local building codes, regulations, and industry best practices pertaining to commercial architecture and facilities management Experience in contract negotiation and vendor management
