Projects Director

Role Purpose:

The Projects Delivery Director will lead the end-to-end execution of Innovo Real Estates development projects in Egypt. This role is accountable for ensuring projects are delivered on time, within budget, and to the highest standards of quality, safety, and compliance.

The Director will drive cross-functional collaboration, manage external partners, and uphold Innovos standards of delivery excellence across residential, commercial, and mixed-use assets.

Key Accountabilities:

• Lead the planning, execution, and handover of all real estate development projects in Egypt.
• Develop and implement delivery strategies, timelines, budgets, and risk frameworks.
• Oversee project governance, reporting, and control across the full lifecycle.
• Manage relationships with consultants, contractors, authorities, and JV partners to secure approvals and timely execution.
• Enforce quality, health & safety, and sustainability standards across all sites.
• Monitor cost control, cash flow, and contract administration to protect Innovos financial interests.
• Coordinate with Design, Commercial, Sales & Marketing, and Operations to ensure seamless integration of project delivery with business objectives.
• Build, lead, and develop a high-performing project delivery team in Egypt.
• Represent Innovo with external stakeholders, regulators, and partners, safeguarding the companys reputation and compliance obligations.
• Report progress, risks, and mitigation strategies to senior leadership
• Develop future leaders within Innovo
• Foster a collaborative and high-performance culture within the department.
• Lead succession planning and internal talent growth initiatives.

Technical Competencies

• Project management (PMP, PRINCE2, or equivalent certification preferred).
• Contract administration (FIDIC or similar).
• Budgeting, cost control, and value engineering.
• Strong knowledge of HSE and sustainability standards.
• Proficiency in project management and reporting tools.
• Excellent communication and negotiation skills in English and Arabic.

IT Skills:

• Microsoft Office: Essential skills in Microsoft Office applications, including Excel, Word and PowerPoint.
• Power BI: Extensive knowledge of Power BI for creating interactive data visualizations, dashboards, and reports, enhancing the ability to communicate project progress effectively.

Qualifications, Experience, Knowledge & Skills:

• Education: Bachelors or Masters degree in Business, Civil Engineering, or a related field.
• Experience: 15+ years experience in large-scale real estate or construction project delivery, with at least 5 years in a senior leadership role.
• Proven track record of delivering residential, commercial, or mixed-use developments in Egypt or the wider region.
• Strong understanding of Egyptian construction regulations, permitting, and authority processes.
• Experience managing multiple projects simultaneously with complex stakeholder landscapes.
• Commercially astute with strong financial and contract management expertise.
• Established network within the Egyptian real estate and construction ecosystem
• Fluency in English is essential; Arabic proficiency is essential. Additional language skills, such as French, may be advantageous for cross-border projects.
