A Quantity Surveyor specializing in Villa Interiors and Fit Out projects plays a crucial role in the construction and finishing phases of luxury homes. This position requires an in-depth understanding of costing, procurement, material specification, and project management within the context of high-end residential properties. As a Quantity Surveyor, you will be responsible for managing all financial aspects of villa interior projects, ensuring they are delivered on time and within budget. This role requires close collaboration with architects, designers, contractors, and suppliers. Your ability to analyze project metrics, negotiate with vendors, and apply meticulous attention to detail will ensure the seamless execution of villa interiors that meet the highest standards of luxury and quality.

Responsibilities

• Conduct detailed cost estimation and analysis for villa interior projects.
• Prepare tender and contract documents, including bills of quantities.
• Manage project budgets and monitor financial progress against the agreed plans.
• Negotiate with suppliers and contractors to ensure cost-effective procurement.
• Work closely with designers and architects to align budgets with project requirements.
• Coordinate with project managers to ensure on-time project delivery.
• Analyze and report on project performance metrics frequently and accurately.
• Identify and manage potential financial risks associated with fit out projects.
• Ensure compliance with relevant building regulations and safety standards.
• Prepare and present financial reports and project updates to stakeholders.
• Engage in value engineering to optimize resources and reduce unnecessary costs.
• Facilitate rigorous quality checks to maintain high standards in fit out work.

Requirements

• Bachelor's degree in Quantity Surveying, Construction Management, or a related field.
• At least three years of experience in quantity surveying for villa fit outs.
• Strong understanding of construction methods, materials, and regulatory standards.
• Proficient in using industry-standard software like CostX, Bluebeam, or PlanSwift.
• Excellent negotiation and communication skills for liaising with stakeholders.
• Detail-oriented with strong analytical and reporting skills in a fast-paced environment.
• Proven ability to manage multiple projects simultaneously and meet deadlines.
