Quantity Surveyor (HVAC) Golden Saif Construction & Development Company LLC

1. Quantity Take-Off (QTO) & BOQ Preparation

· Prepare detailed measurements from HVAC drawings (ducting, piping, VRF/VRV, CHW systems).

· Prepare BOQs including materials, fittings, insulation, accessories, supports, and equipment.

· Verify site quantities vs approved drawings and shop drawings.

2. Cost Estimation & Budgeting

· Prepare cost estimates for tendering and internal budgeting.

· Assess material, labor, and subcontractor costs.

· Prepare cost comparison sheets for vendor offers.

3. Billing & Invoicing

· Prepare monthly interim payment applications (IPC).

· Verify subcontractor invoices and certify quantities.

· Maintain updated cost and billing records.

4. Variations & Claims

· Identify variations due to design changes, site instructions, RFIs, or revised drawings.

· Prepare variation claims with detailed backup (drawings, QTOs, site reports).

· Coordinate with consultants/clients for approval.

5. Procurement Support

· Prepare material quantity schedules for procurement.

· Assist in vendor evaluation based on quantity requirements.

· Provide technical and commercial insights for material selection.

6. Coordination

· Work closely with project managers, site engineers, draftsmen, and planning teams.

· Attend technical and commercial meetings to provide quantity inputs.

· Support planning team with quantity-based schedules.

7. Documentation & Reporting

· Maintain updated logs for BOQ, variations, and measurements.

· Submit weekly and monthly quantity/cost reports.

· Ensure documentation aligns with contract and project specifications.

8. Compliance & Standards

· Ensure all quantities and materials comply with project specifications, ASHRAE, SMACNA, and local codes.

· Support QA/QC in verifying quantities related to inspections.
