Job Description

Roles & Responsibilities

The MEP Quantity Surveyor is responsible for producing accurate bills of quantities, cost estimates, and tender submissions for mechanical, electrical, and plumbing systems on villa and building construction projects. This role is critical to securing competitive and profitable tenders.


Key Responsibilities

  • Prepare detailed MEP Bills of Quantities (BOQ) from tender drawings, specifications, and design documents.

  • Conduct thorough material and labour takeoffs for all MEP disciplines (HVAC, electrical, plumbing, fire fighting, ELV).

  • Solicit, analyze, and tabulate subcontractor and supplier quotations for tender pricing.

  • Develop project cost estimates with appropriate allowances for preliminaries, risks, and contingencies.

  • Review tender documents for ambiguities and raise pre-bid clarifications (RFQs/RFIs).

  • Participate in tender review meetings, value engineering exercises, and bid strategy discussions.

  • Maintain and update MEP cost databases, unit rate libraries, and vendor prequalification lists.

  • Support the post-award commercial team with BOQ handover and baseline cost plans.

Desired Candidate Profile

  • Bachelor's Degree in Quantity Surveying, Mechanical/Electrical Engineering, or Construction Management.

  • 7–12 years of MEP estimation/QS experience with a Tier 1 UAE MEP contractor.

  • 2–5 years on villa/building construction projects in the UAE.

  • Advanced proficiency in CostX, Candy, Bluebeam, or equivalent MEP estimating software.

  • Strong knowledge of UAE MEP market rates, material costs, and subcontractor landscape.

  • Good understanding of FIDIC contracts and UAE project procurement procedures.
