Roles & Responsibilities

Job Summary:

The Senior Quantity Surveyor (QS) plays a key role in the financial and contractual management of Ohana Development s luxury villas and real estate projects. This position ensures that every project is planned and executed within budget while maintaining the highest levels of quality and efficiency. The Senior QS is responsible for preparing cost estimates, evaluating tenders, monitoring project expenditures, and providing financial guidance throughout all stages of the construction process.

By combining technical expertise with commercial awareness, the Senior Quantity Surveyor supports management in making informed decisions, helps minimize risks, and ensures maximum value is achieved for every project.

Key Responsibilities:

Pre-Contract & Estimation:

  • Review architectural and engineering drawings to prepare accurate cost estimates and Bills of Quantities (BOQs).
  • Prepare and manage tender documents, evaluate bids from contractors and suppliers, and support the tendering process.
  • Conduct feasibility studies and provide cost advice to support project planning and investment decisions.

Post-Contract & Cost Control:

  • Monitor and control project budgets, cash flow, and overall expenditure throughout the construction lifecycle.
  • Assess and certify contractor progress payments, ensuring they reflect work completed on-site.
  • Analyze and evaluate variations, change orders, and claims, ensuring proper documentation and approvals.
  • Prepare detailed financial and progress reports for project management and company leadership.

Project Support & Coordination:

  • Collaborate with engineers, architects, and project managers to align costs with design and execution requirements.
  • Assist procurement teams with supplier negotiations and contract administration.
  • Ensure that all cost and contract management activities comply with company standards and industry regulations.
  • Support project close-out by preparing and finalizing accounts and cost reconciliations.

Desired Candidate Profile

Qualifications & Skills:

  • Bachelor s degree in Quantity Surveying, Civil Engineering, or a related discipline.
  • Minimum 8 15 years of experience in quantity surveying, preferably with exposure to luxury villas, high-end construction, or real estate developments.
  • Strong knowledge of BOQs, tendering, contract administration, and cost-control practices.
  • Proficiency in MS Excel, AutoCAD, and QS software (e.g., CostX or equivalent).
  • Excellent analytical and numerical skills with strong attention to detail.
  • Strong communication, negotiation, and teamwork skills.
  • Ability to manage multiple projects simultaneously and meet tight deadlines.
