Job Description
Roles & Responsibilities
ROSHN Finance seeks a manager to support the investment appraisal process and finance performance reporting requirements with onsite responsibilities covering the following br> br> Investment Appraisals: br> Conduct thorough investment appraisals for potential real estate development projects.br> Analyze market trends, financial models, and risk assessments to support investment decisions.br> Support development of detailed reports and presentations for the Development Committee (DC), highlighting key findings and recommendations.br> br> Development Committee Packs: br> Support developing / compiling comprehensive development committee packs for project reviews.br> Ensure all necessary documentation, financial analyses, and supporting materials are included and presented clearly.br> Collaborate with cross-functional teams to include relevant data and insights for committee discussions.br> br> Financial Performance Reporting: br> Oversee the preparation and analysis of financial performance reports for ongoing real estate projects.br> Monitor key performance indicators (KPIs) and provide insights to senior management on financial health and project viability.br> Identify areas for improvement and recommend strategies to enhance financial performance.br> br> Stakeholder Engagement: br> Liaise with internal and external stakeholders, including finance, operations, and development, to align on investment strategies and financial objectives.br> Present findings and recommendations to the development committee and other relevant parties.
Finacial Analysis: br> Calculate return metrics like IRR, ROI, cash-on-cash, and equity multiples under base and alternate casesbr> Benchmark returns against industry standards, company's hurdle rates, and different financing optionsbr> Evaluate key feasibility indicators like peak equity, cash flow, debt service coverage ratio across scenariosbr> Develop financial statement projections including income statement, cash flow statement, balance sheet, and supporting schedulesbr> Ensure proper linking of assumptions to financial statement line items and reportsbr> Include alternate cases to evaluate impact of different scenarios on financial performancebr> br> Actualization of Feasibilities: br> Work with the company to gather all relevant inputs on project size, contractual terms, financing structure, development costs, construction timelines etc. br> Model detailed projections for revenue, operating expenses, capital costs, financing, and taxes based on project parameters
Team Development: br> Mentor and develop junior team members in investment appraisal methodologies and financial analysis techniques.br> Foster a collaborative and high-performance culture within the team.
Desired Candidate Profile
Bachelor s degree in Finance, Real Estate, Business Administration, or any related field.br/>Financial analysis certifications (CPA, CFA, CMA any other relevant professional certification) is desirablebr/>Knowledge in Accounting fundamentalsbr/>Master degree in business is preferablebr/>Minimum of 10 years of experience in investment appraisal, financial analysis, or related roles (within the real estate development sector).br/>Strong understanding of financial concepts and modeling, costing and valuation techniques, and business / financial planning and forecasting.br/>Strong analytical and problem-solving skills with the ability to analyze complex financial data and derive insightful conclusions.br/>Exceptional communication and presentation skills, with the ability to convey complex information clearly to diverse audiences
