Roles & Responsibilities

Job Objective:

responsible for maximizing the value and performance of the retail assets within a mixed-use development. This role involves developing and executing asset management strategies, enhancing tenant mix, optimizing occupancy, and ensuring financial targets are met. will work closely with leasing admin, property management, finance, facility management, fit-out, community management and development teams to ensure the retail component contributes effectively to the overall success of the project.


Key Responsibilities:

1. Strategic Asset Management

• Develop and implement asset management strategies to maximize the value and profitability of retail assets within the mixed-use development.

• Analyse market trends and consumer behaviour to optimize the retail offering.

• Evaluate and recommend strategies for tenant mix, leasing, and repositioning to enhance footfall and rental income.

• Identify underperforming assets and formulate action plans for value enhancement.

2. Leasing & Tenant Management

• Collaborate with the leasing team to attract high-quality tenants and ensure an optimal tenant mix.

• Provide a targeted brand list for all projects to guide leasing strategies and enhance the retail experience.

• Support lease negotiations for key retail tenants to achieve favourable terms.

• Monitor lease expirations, renewals, and rent reviews to ensure profitability.

• Build and maintain strong relationships with tenants, addressing concerns and ensuring satisfaction.

• Identify and highlight any violations by preparing detailed reports and recommending corrective actions.

• Ensure all residential units are reoccupied within two weeks of becoming vacant and proactively engage potential tenants as soon as vacancy is confirmed by the lease administration team.

3. Tenant Fit-Out and Operations Monitoring

• Monitor new tenant fit-out progress and operations, ensuring adherence to design and operational guidelines.

• Conduct regular weekly or bi-weekly site inspections across all projects to ensure tenant compliance with fit-out and operational standards.

• Coordinate with tenants to ensure fit-outs are completed within agreed timelines.

4. Financial Performance & Reporting

• Prepare and manage annual budgets, forecasts, and financial reports for retail assets.

• Monitor financial performance, including occupancy rates, rental income, operating expenses, and capital expenditures.

• Identify cost-saving initiatives and revenue enhancement strategies.

• Provide regular performance updates to senior management and stakeholders.

5. Operations & Risk Management

• Coordinate with property management teams to ensure efficient operations, maintenance, and tenant services.

• Oversee the implementation of risk management strategies and ensure compliance with health, safety, and regulatory standards.

• Manage capital expenditure projects related to retail assets, ensuring they are completed on time and within budget.

6. Market Analysis

• Conduct market research to stay updated with industry trends, competitor activities, and economic shifts impacting retail performance.

• Conduct a monthly analysis of market rental rates for the properties and prepare a detailed report with supporting data and reference links.

• Build strategic relationships with industry professionals, consultants, and government entities.

• Provide insights to support marketing strategies that drive footfall and sales growth.

• Oversee the preparation of leasing proposals and presentations.


Ensure compliance with the company’s policies , rules and procedures related to Health , Safety and Environmental Management.

Requisite Qualifications:
