Development Manager Real Estate

As a Development Manager will oversee the end-to-end development lifecycle of real estate projects from feasibility and planning to execution and handover. The role requires close coordination with internal teams, consultants, and contractors to ensure projects are delivered on time, within budget, and aligned with business objectives.

Key Accountabilities

The position involves:

• Support the full real estate development process by overseeing the strategic, commercial, financial, and regulatory components of assigned projects.
• Ensure that each potential project is viable, market-aligned, and positioned for successful delivery.
• Coordinate between market feasibility, investment, design, authorities, internal stakeholders, and delivery teams to ensure projects are delivered in alignment with the company s investment strategy, market demand, regulatory requirements, and the targeted financial performance.
• Prepare development strategies and highest-and-the best-use recommendations.
• Review feasibility studies, market assessments, and financial models to inform strategic decisions.
• Develop development briefs aligned with commercial and investment objectives.
• Present business cases and scenario analysis to senior management.
• Define and manage the Project Development Brief for any potential projects.
• Coordinate with the Design Manager to ensure alignment between design and development vision.
• Update business cases based on cost, regulatory, and market changes.
• Lead communication with authorities and secure all relevant NOCs and approvals.
• Track approval timelines and regulatory risks.
• Prepare and monitor development budgets and cash flows.
• Coordinate with cost consultants to review cost implications.
• Identify development-related risks and propose mitigation strategies.
• Collaborate with Design Manager, Project Management, Finance, Sales, and Marketing.
