Job Description
Roles & Responsibilities
- Develop, own, and drive the organisation's contracting and procurement strategy aligned to project horizons and business objectives across plotted and vertical development portfolios.
- Define the optimal contractor mix across categories – structural, MEP, façade, interiors, civil infrastructure – and manage end-to-end vendor development and empanelment process.
- Ensure all procurement activities achieve project targets while maintaining compliance with internal policies, statutory requirements, and financial controls.
- Lead procurement planning in advance of project milestones to avoid supply-chain delays and cost escalations.
- Build and manage a strategic ecosystem of contractors and vendors, establishing long-term partnerships across all project categories.
- Define and enforce contractor performance evaluation frameworks with structured review mechanisms and improvement action plans.
- Manage the full lifecycle of contractor relationships from pre-qualification and empanelment to performance review and off-boarding.
- Identify and develop new contractors to expand the supply base, reduce dependency risk, and improve competitiveness.
- Lead high-value, complex contract negotiations with strong command of contract law, risk allocation, and commercial structuring.
- Partner with the Legal function for contract validation, review of contract conditions, and management of contractor performance, variations, and claims.
- Implement systems for tracking, monitoring, and auditing contractor deliverables against contractual obligations.
- Ensure effective risk mitigation across contracts including provisions for change management, delay claims, force majeure, dispute resolution, arbitration, and conciliation.
- Drive governance of contract documentation, award approvals, and variation management in coordination with the Project Management Group.
- Lead contracting strategy in close coordination with the Project Management Group to drive cost efficiencies and improved contractor performance.
- Work closely with Budgeting & Costing team to ensure procurement decisions align with sanctioned project budgets and profitability targets.
- Identify and implement opportunities for aggregation, standardisation, and long-term rate contracts to secure better commercial terms.
- Ensure all procurement activities comply with statutory requirements, GST provisions, labour law obligations, and RERA regulations.
- Maintain high accuracy across documentation, approvals, and contract records.
- Support internal and external audit processes.
- Enforce internal policies, delegation of authority frameworks, and approval processes consistently across the function.
