Job Description

Roles & Responsibilities

  1. Act as the Client’s on-site representative, ensuring project delivery aligns with quality, design intent, cost, and schedule

  2. Supervise daily construction activities and enforce high-end / luxury workmanship standards

  3. Monitor works against approved drawings, specifications, and mock-ups; identify and rectify defects early

  4. Review and coordinate shop drawings, material submittals, and method statements

  5. Ensure full coordination between architectural, structural, and MEP works

  6. Manage coordination between consultants, contractors, and subcontractors

  7. Track project progress, identify risks/delays, and report to Client with mitigation actions

  8. Control and verify material approvals, mock-ups, and installation quality

  9. Coordinate inspections, authority approvals, and testing & commissioning

  10. Oversee snagging, de-snagging, and project handover, including as-built drawings and O&M manuals

  11. Prepare site reports, progress updates, and technical recommendations

  12. Ensure no unauthorized design or scope changes without Client approval

Desired Candidate Profile

  • Bachelor’s Degree in Civil Engineering or Architectural Engineering

  • 8–12 years’ experience, including 4–6 years in luxury villas / high-end residential projects

  • Proven experience delivering luxury private villas or premium residential developments

  • Strong UAE/Dubai experience with knowledge of:

    • Dubai Municipality regulations & authority approvals

    • Local construction practices and site execution standards

  • Experience working with consultants, contractors, and specialist subcontractors

Technical Expertise:

  • Strong background in:

    • Reinforced concrete, structural steel, and waterproofing systems

    • Review of shop drawings, method statements, and material submittals

  • Hands-on experience in luxury architectural & interior finishes, including:

    • Marble, natural stone, bespoke joinery, high-end finishes, façade systems

  • Working knowledge of MEP systems, including:

    • HVAC (VRF / chilled water), electrical & lighting, ELV, home automation, pools & water features

  • Strong MEP coordination with architectural detailing

    Core Competencies:

  • Client-side mindset with strong quality control and attention to detail

  • Ability to enforce design intent and aesthetic standards

  • Strong coordination, communication, and stakeholder management skills

  • Experience in progress monitoring, risk identification, and reporting

  • Capable of handling high-end, confidential residential projects
