Job Summary

The Projects and Facilities Manager will be responsible for overseeing and managing a diverse portfolio of facilities, assets, and projects including contracting, fit out works, refurbishment, and maintenance operations. The role encompasses end-to-end project management, facility operations, asset lifecycle planning, and stakeholder coordination for corporate and high-end luxury properties. The position requires excellent technical, contractual, and managerial acumen, with in-depth knowledge of UAE authority regulations and standards.

Responsibilities:

• Manage and oversee all aspects of facility operations and maintenance, ensuring optimal performance of all MEP and civil systems.

• Implement and monitor Annual Maintenance Contracts (AMCs), ensuring adherence to KPIs and SLAs. • Plan and execute preventive, predictive, and corrective maintenance programs for all assets.

• Ensure compliance with safety, quality, and sustainability standards across all managed facilities. Asset Management

• Plan and implement asset lifecycle strategies, including life cycle costing, asset replacement, and optimization. • Conduct building condition surveys and prepare detailed reports with cost estimates and recommendations.

Project Management, Contracting & Fit-Out Works

• Lead and deliver contracting, fit-out, refurbishment, and upgrade projects from inception to handover.

• Oversee contractor performance, ensuring compliance with design, specifications, budget, and schedule.

• Manage contract preparations, bid evaluations, and contract administration.

• Ensure all works comply with UAE authority regulations (Dubai Municipality, DEWA, Civil Defense, etc.)

Reporting & Governance

• Reports directly to the Head of Department

• Prepare and present weekly, monthly, and annual reports on project progress, FM performance, financials, and asset status.

• Establish and monitor key performance indicators for operations, contractors, and service providers.

Stakeholder & Team Management

• Manage internal and external stakeholders, including clients, consultants, contractors, and regulatory bodies.

• Build and maintain strong professional relationships across all project phases.

Contract, Cost, and Technical Control

• Oversee budgeting, estimation, cost control, and value engineering processes. • Manage risk assessments, claims, and variation reviews.

• Support procurement and contract management functions with accurate technical and financial input.
