Roles & Responsibilities

Job Title: Property Manager (Arabic Speaker)

Company: Artha Realty LLC

Location: Dubai, UAE

Department: Property Management

Working Days & Timings: Monday-Friday 9.00am-6.00pm

Alternate Saturdays: 9.00am-4.00pm

Reporting To: The PM Head

Role Overview

The Property Manager is responsible for the end-to-end management of a portfolio of residential and commercial properties.


This role goes beyond operations—combining leasing, financial oversight, tenant management, and landlord advisory to ensure strong occupancy, steady cash flow, and seamless property performance.


Key Responsibilities


(I) Portfolio Management

  • Manage a portfolio of residential and/or commercial properties

  • Oversee daily operations including meetings, approvals, and escalations

  • Ensure all properties are maintained to high operational standards

Leasing & Vacancy Management

  • Manage property listings across portals (Property Finder, Bayut, etc.)

  • Coordinate and conduct viewings

  • Negotiate and close leasing transactions

  • Minimize vacancy periods through proactive leasing strategies

  • Recommend rental pricing aligned with market trends and RERA index

(II) Financial & Collections Management

  • Monitor rent collections and follow up on outstanding payments

  • Track arrears, delays, and bounced cheques

  • Coordinate payment plans where required

  • Ensure accurate and timely financial reporting to landlords and management

(III) Tenant Lifecycle Management

  • Manage tenant onboarding, move-ins, and handovers

  • Coordinate move-outs, inspections, and closures

  • Conduct pre and final inspections

  • Manage security deposit settlements within defined timelines

  • Handle early termination cases in line with contract terms

(IV) Owner Communication & Advisory

  • Maintain regular communication with landlords

  • Provide updates on leasing, financials, and operational matters

  • Advise on rental pricing, renewals, and market positioning

  • Build and maintain strong landlord relationships

(V) Vendor & Maintenance Management

  • Coordinate maintenance requests and vendor activities

  • Ensure timely issue resolution and adherence to SLAs

  • Monitor quality of work and cost efficiency

  • Obtain approvals and maintain maintenance records

(VI) Compliance & Regulatory Management

  • Ensure compliance with RERA regulations and rental laws

  • Manage Ejari registration and renewals

  • Coordinate DEWA and move-in/move-out processes

  • Ensure all documentation is accurate and up to date

(VII) CRM & Documentation

  • Maintain accurate and up-to-date records for:

Landlords

Tenants

Units

Lease details

Financial status

Maintenance logs

Legal cases

  • Upload and manage all supporting documents including:

Agreements

NOCs

Cheques

Invoices

Inspection reports

Legal notices

  • Track renewal alerts, deadlines, follow-ups, and financial standing

Control Principle:

If it is not updated in CRM, it is treated as not done.

The Property Manager is accountable for CRM integrity across the department.

Desired Candidate Profile

Requirements

  • Minimum 2 years of experience as a Property Manager or similar role

  • Arabic speaking is mandatory

  • Valid UAE driving license is mandatory

  • Own car is mandatory

  • Strong knowledge of leasing, tenant management, and maintenance coordination

  • Familiarity with UAE real estate regulations preferred

  • Strong communication and negotiation skills

  • Ability to manage multiple properties and priorities efficiently

  • Strong organizational and problem-solving skills

  • Proficiency in MS Office and property management systems (CRM experience preferred)
