Job Description
Roles & Responsibilities
1. Property Sourcing & Listing Management (Landlord-Side)
Inventory Generation: Proactively source commercial warehouses, factories, industrial plots, and showrooms for lease or sale in key zones (e.g., Al Quoz, DIP, DIC, JAFZA).
Listing Verification: Ensure all listings comply with Dubai Land Department (DLD) and RERA regulations, including securing signed Form A agreements from landlords before advertising.
Technical Asset Evaluation: Inspect and document technical specifications of industrial properties, including ceiling clear heights, total power load (kW capacity), crane infrastructure, loading docks, and UAE Civil Defense compliance categories.
Marketing Optimization: Coordinate the accurate upload of verified properties onto premium portals (Property Finder, Bayut) and maintain an organized CRM pipeline.
2. Client Representation & Advisory (Tenant/Buyer-Side)
Requirement Matching: Qualify corporate clients, logistics firms, and SMEs to match their operational needs with appropriate spaces (evaluating specific needs like mezzanine storage, heavy vehicle access, or specialized zoning).
Viewings & Site Inspections: Arrange and conduct professional site walkthroughs for corporate decision-makers, property managers, and engineers.
Free Zone vs. Mainland Guidance: Advise international and local corporate clients on the regulatory and licensing differences of operating within Dubai Mainland versus specific Free Zones (like JAFZA or Dubai South).
3. Deal Structuring & Transaction Management
Commercial Negotiations: Lead negotiations between landlords and corporate entities regarding financial structures, including stepped rent profiles, rent-free fit-out periods, and security deposit terms.
Custom Contract Drafting: Prepare formal offer letters, specialized Memorandums of Understanding (MOUs/Form F), and precise lease addendums. This includes structuring clauses for landlord-provided structural additions (such as mezzanine installations) and "Vacant on Transfer" conditions for sales.
Compliance & Progression: Manage the transaction from initial handshake to completion, ensuring the timely registration of lease agreements on Ejari or assisting with the final transfer process at DLD Registration Trustee offices.
4. Market Intelligence & Professional Standards
Market Analysis: Keep track of supply, demand, and rental yield fluctuations across industrial sectors to provide clients with accurate data-driven property valuations.
Regulatory Alignment: Strictly adhere to the RERA Code of Ethics, Anti-Money Laundering (AML) reporting directives for real estate transactions, and the use of the official RERA smart applications.
Desired Candidate Profile
Professional Experience & Background
Commercial Market Track Record: Minimum of 2–3 years of continuous, active brokerage experience strictly within the Dubai Commercial and Industrial sectors. (Candidates with a purely residential background will not be considered).
Proven Closing History: A demonstrable track record of closing high-value corporate leases and sales for industrial warehouses, logistics centers, manufacturing plants, or commercial showrooms.
Active Corporate Network: An existing, warm database of commercial landlords, industrial property managers, multi-national logistics operators, and SME business owners in the UAE.
Technical & Industrial Asset Expertise
Infrastructure Literacy: Solid understanding of industrial property physics and infrastructure requirements. The candidate must be able to confidently evaluate and discuss:
Power Capacities: Understanding electrical load requirements (kW capacity) for industrial machinery and cold storage.
Structural Specs: Ceiling clear heights, floor load capacities, loading dock types, and mezzanine structural requirements.
Compliance: Basic understanding of UAE Civil Defense hazard classifications and fit-out approval processes.
Zoning & Free Zone Knowledge: Deep clarity on the operational, licensing, and ownership differences between Dubai Mainland (DED) and major industrial Free Zones (e.g., JAFZA, DWC/Dubai South, DAIH).
Regulatory & Legal Compliance
RERA Licensing: Possession of a valid, active RERA (Real Estate Regulatory Agency) Broker Card is mandatory.
Contractual Competency: High proficiency in structuring and navigating professional B2B real estate documentation, including RERA standard forms (Form A, Form B, Form F), detailed corporate Memorandums of Understanding (MOUs), and custom lease addendums (covering stepped rents, fit-out periods, or structural modifications).
Compliance Awareness: Strong understanding of current Dubai Land Department (DLD) transfer procedures, Ejari registrations, and official Anti-Money Laundering (AML) compliance requirements for corporate property transactions.
Core Competencies & Soft Skills
B2B Corporate Communication: A professional, polished demeanor with executive-level communication skills. The candidate must be equally adept at drafting formal corporate email proposals and managing rapid, clear updates over professional chat channels.
Advanced Negotiation Skills: Proven ability to navigate complex, multi-party corporate negotiations, balancing the interests of institutional landlords and corporate procurement teams.
Self-Discipline & Lead Generation: A proactive hunter mindset with a structured, disciplined approach to daily cold-calling, property hunting, network building, and CRM data management.
Mobility: Must possess a valid UAE Driver’s License and a personal vehicle to manage frequent client viewings across far-reaching industrial zones.
