LEAD – Real Estate Developer

Job Summary

Technical review for all consultant design submission for LEAD Development projects, review, comments on alterations and redevelopments. Use LEAD guidelines,review list to review all the consultant design packages, that are meeting localregulation, international standard, Jubail Guideline for best design solution, best constructability, best function, safe, sustainable and aesthetically pleasing.

Key Duties and Responsibilities

• Design review, comments to ensure the coordination between all design disciplines, review should include all drawings, specifications and contract documents to ensure compliance with government codes, laws and regulations, using BIM/ Revit.
• Support Construction Team in review shop drawings, to ensure the design is executed as per approved design.
• Prepare comprehensive design reports at each stage to verify and support consultant payment approvals.
• Prepares and/or review preliminary designs, working drawings, specifications and cost estimates related to the project.
• Provides technical expertise in development or review of policies and procedures in relation to architectural structures and systems and construction/safety codes.
• Research literature and maintain knowledge of current building materials,structural, mechanical and electrical system codes and methods of application.
• Reviews Subcontractor s shop drawings to ensure compliance with specifications and contract agreements by checking them for technical accuracy according to accepted guidelines.
• Works with customers and Clients to gather facts, defines design and space planning problems, conceptualize possible solutions and secure approvals of proposals.
• Reviews product literature analyzes materials and determines
  appropriateness for application to projects.
• Provides advice and develop design documents to initiate and modify
  architectural, interior design and space planning solutions.
• Performs design drafting including preliminary drawings, working drawings and full detail drawings for architectural, structural and mechanical works associated with building construction or improvement projects.

Consultant & Stakeholder Coordination

• Manage and oversee appointed design consultants, ensuring adherence
  to scope, deliverables, program, and quality standards.
• Provide technical guidance and resolve design-related queries during
  design and construction phases.
• Act as a key liaison with consultants, project managers, operators,
  authorities, and internal teams.
• Prepare and review RFPs and send them to consultants, ensuring clarity,
  completeness, and alignment with project requirements.
• Support the Development Director in RFP preparation, scope definition,
  and evaluation of consultant proposals.

Construction & delivery Support

• Support the site supervision team in addressing RFIs, shop drawings, and
  material submittals.
• Participate in site inspections to ensure architectural quality and compliance with IFC drawings.
• Track and mitigate design risks that could impact project delivery.

Technical Competencies

• Master s/ bachelor s degree in architecture engineering.
• Knowledge of software such as REVIT, Auto Cad 2D & 3D, Sketch up &
  Microsoft office.
