Roles & Responsibilities
What You ll Do
Partner & Portfolio Management
- Lead relationships with external Property Management partners by setting KPIs, defining service standards, and driving accountability through structured reviews.
- Maximise portfolio performance by growing income, controlling expenses, and meeting cashflow targets.
- Implement scalable processes that maintain efficiency and quality as the portfolio expands.
- Establish systems to monitor preventive and reactive maintenance, ensuring timely resolution, cost efficiency, and minimal tenant disruption
Leasing & Tenancy Management
- Oversee the leasing and tenancy function, ensuring structured, compliant, and consistent processes across the portfolio.
- Drive strategy to minimise vacancy and optimise renewals through data-driven pricing and proactive negotiations.
- Ensure all tenancy documentation is accurate, compliant, and aligned with company standards.
Tenant Relations, Disputes & Legal
- Handle escalated tenant disputes and defaults in partnership with external PMs, protecting investor interests while maintaining professionalism.
- Manage legal processes end-to-end, including documentation, coordination with legal advisors, and timely resolution.
- Oversee the tenant lifecycle processes, from onboarding and renewals to move-ins/move-outs and inspections, while upholding high standards and efficiency.
Cross-Team Collaboration
- Partner with Operations to scale core processes such as dividend distributions, investor communications, and portfolio reporting.
- Support the Transactions team with accurate rental assumptions for acquisitions and exits, aligning projections with actual performance.
- Collaborate with Finance to ensure reconciliations, payment approvals, and cashflow forecasts are accurate and timely.
Reporting & Monitoring
- Own monthly reporting on property performance, KPIs, and incident updates, escalating critical issues with proposed solutions.
- Provide stakeholders and investors with timely, data-driven updates that reinforce confidence in portfolio performance.
- Drive transparency and accountability across the function through clear reporting frameworks.
Desired Candidate Profile
We re seeking a highly experienced and structured property management professional with a proven track record in Dubai real estate. You should bring deep knowledge of RERA/DLD regulations, tenancy laws, and dispute resolution, combined with hands-on experience managing large residential portfolios. The right candidate will be operationally rigorous, financially astute, and capable of driving both tenant satisfaction and investor returns. You ll need strong organisational skills, the ability to set up scalable processes, and the confidence to hold external partners accountable. A data-driven mindset, excellent stakeholder communication, and a natural ability to collaborate across teams are essential.
Key Requirements:
- Experience: 8+ years in property management within Dubai, ideally managing large residential portfolios.
- Regulatory Knowledge: Strong understanding of RERA/DLD processes, tenancy contracts, and dispute resolution.
- Financial Acumen: Ability to oversee portfolio P&L, optimise rental yields, manage expenses, and forecast cashflows.
- Process Orientation: Proven track record of building scalable systems, SOPs, and reporting frameworks.
- Communication: Excellent written and verbal skills in English, with the ability to manage partners and stakeholders professionally.
- Problem-Solving: Strong judgment in resolving tenant disputes, legal escalations, and operational challenges quickly.
- Leadership: Ability to manage external PMs, set KPIs, and hold partners accountable to service standards. Experience in managing a team is important.
- Organisation: Hyper-structured, detail-oriented, and able to handle multiple priorities in a fast-scaling environment.
