Job Description

Roles & Responsibilities

Ø Support the project QS in preparing detailed cost, BOQs and budget based on project drawing and specifications.

Ø Analyze drawings, specifications and project scope to identify materials, labor and any potential changes in coordination with project QS.

Ø Maintain updated logs such as VO, procurement, NOC and payments in coordination with project.

Ø oversee RFQs to subcontractors and suppliers.

Ø Support the evaluated quotations and prepare comparison sheets where needed for technical and commercial, and secure the necessary approval as per company policy.

Ø Support procurement in negotiating prices and finalizing vendors where required.

Ø Draft, review and administrate contracts with suppliers and subcontractors.

Ø Project contract administration such as (notice, payment, variation, etc...

Ø Ensure all contracts are aligned with project scope, terms and conditions.

Ø Track project costs throughout the lifecycle to ensure alignment with the budget.

Ø Identify cost overruns or risks early and propose corrective actions.

Ø Prepare interim payment applications, final accounts and variation claims, and follow up with its approval.

Ø Certify and process payments to subcontractors and suppliers in coordination with project QS.

Ø Evaluate price variations, change orders and client instructions.

Ø Collaborate with project engineers, project managers and procurement to ensure smooth execution.

Ø Conduct site visits to monitor progress and verify work done for payment claims where required.

Ø Prepare and present cost reports, project financial summaries and progress updates to management.

Ø Always maintain documentation and records as per company policy for audits and final accounts.

Ø Ensure all work complies with local laws, contractual obligations and company policies.

Ø Identify potential contractual or financial risks and provide recommendations.

Ø Prepare and support the project close out.

Ø Prepare contractual letters where required.

Ø Negotiate variation orders and final account settlement.

Ø Any other tasks that might be required by the line manager.

Ø interpret and apply contract terms, including FIDIC or bespoke contracts.

Ø Track project progress and manage financial risks.

Ø Prepare financial reports, progress claims, and cost reconciliation summaries.

Ø Mentor junior surveyors and contribute to team development.

Ø Prioritize tasks effectively to meet tight deadlines.

Ø Draft, review, and manage contracts with clients, subcontractors, and suppliers.

Ø Collaborate with project managers, designers, architects, and site teams to align costs with project goals.

Ø Attend site meetings where required and ensure compliance with health & safety and quality standards.

Ø Prepare cash flow forecasts, cost reports and financial statements.

Ø Prepare prolongation cost and support any dispute resolution document preparation.

Ø Negotiate and finalize contractual terms with clients and vendors

Ø Represent the commercial team in client meetings, dispute resolutions, and project reviews.

Ø Review and manage contractual matters, notices and letters.

KEY JOB DELIVERABLES

Ø Timely preparation and submission of payment application, variation and claim.

Ø Follow up on approval, interim application and claim.

Ø Monthly management reporting.

Ø Handle the project close out along with project team.



Desired Candidate Profile

Knowledge, skills & abilities required:

  • Bachelor’s degree in construction management, quantity surveying, interior design or engineering.
  • Minimum 10 years of experience in the same field.
  • Strong knowledge of materials and methods of construction finishing.
  • Proficiency in AutoCAD, Excel, plan swift or similar QS software.
  • Professional accreditation (RICS, CIOB) is highly preferred.
  • Excellent analytical, negotiation and communication skills.
  • Procurement experience is must.
  • Strong understanding of contracts such as FIDI, and highly skilled in contractual letters.
  • Excellent time-management skills, juggling multiple tasks within set deadlines.
  • Data organization skills.
  • Excellent attention to details.
  • Strong knowledge of daily QS works such as IPA, VOs, PCs and reporting skills.
  • Strong interpersonal skills to liaise with clients, contractors, and design teams.
  • Ability to negotiate favorable terms and resolve disputes.
  • Strong knowledge of contract law, cost control systems, and construction methods.
