Job Description
Roles & Responsibilities
The Senior Quantity Surveyor is responsible for managing all aspects of contractual and financial control on projects, from initial estimates through to final accounts. The role ensures that project costs are properly monitored, variations are accurately captured, and payments are processed in accordance with contractual terms. The Senior QS works closely with project teams to maintain transparency, compliance, and cost efficiency throughout the project lifecycle.
Main Responsibilities and Accountabilities
Key Responsibility Area 1: Measurement & Cost Control
- Conduct measurements and prepare progress applications for Interim Payment Certificates (IPCs).
- Verify quantities of completed works to ensure accuracy and proper documentation.
- Collect and review supporting documentation for IPCs, ensuring compliance with project and contractual requirements.
- Analyze project costs and maintain up-to-date records of financial progress against budgets and forecasts.
Key Responsibility Area 2: Variations, Claims & Contractual Management
- Identify, evaluate, and document variations, change orders, and potential claims.
- Prepare detailed supporting documentation for Variation Orders (VOs) and contractual claims.
- Assist in negotiations with clients, consultants, and subcontractors regarding variations and cost adjustments.
- Maintain proper correspondence and contractual records to safeguard company interests.
Key Responsibility Area 3: Subcontract Administration
- Review, evaluate, and certify subcontractor payment applications in line with actual progress and contract terms.
- Monitor subcontractor performance and ensure compliance with contractual obligations.
- Prepare final statements and assist in closing out subcontract accounts.
Key Responsibility Area 4: Coordination & Reporting
- Coordinate with Construction, QA/QC, Technical, Survey, and Geotechnical departments to ensure accurate and timely documentation.
- Support the preparation of project cost reports, cash flow forecasts, and financial summaries.
- Participate in progress meetings to provide updates on financial status and cost implications.
Skills and Competencies
- Strong understanding of construction methods, drawings, and technical specifications.
- Excellent analytical and numerical skills with a high level of accuracy.
- Proficiency in MS Excel and AutoCAD.
- Solid knowledge of FIDIC contract conditions and construction law principles.
- Strong negotiation and communication skills with a proactive problem-solving approach.
- Attention to detail, time management, and ability to work under pressure.
