Roles & Responsibilities

Key Responsibilities

  • Own the first mile: Engage owners via phone, email, WhatsApp and in-person to present Residual s offer clearly and credibly.
  • Qualify fast, qualify well: Run structured discovery (owner motivation, timelines, mortgage status, property type/condition) and apply our fit criteria to route: Approve Assess / Park Nurture / Decline.
  • Assessment readiness: Gather the data needed for assessments (location, size, condition notes, initial photos/videos, access availability) and book site visits.
  • Educate & build trust: Explain how renovation-before-sale can outperform standard brokerage approaches; handle objections with transparency (process, timelines, ROI logic, fees on exit).
  • Pipeline hygiene: Maintain a clean, current CRM with stages, notes, next actions, and probability; never let an opportunity go stale.
  • Market intelligence: Share pricing trends, buyer preferences and renovation ROI signals to sharpen our playbooks and area focus.
  • Standards & compliance: Follow RERA/UAE best practices, internal call/visit scripts, documentation, consent, and data privacy procedures at all times.

Success Metrics (Outcomes & KPIs)

  • Booked Property Assessments: Meets or exceeds monthly targets for qualified assessment bookings.
  • Qualified Conversion: % of qualified leads that progress to assessment and to signed renovation mandate.
  • Speed to First Action: Median minutes/hours from lead receipt to first meaningful touch.
  • Pipeline Hygiene: CRM completeness (notes, stage accuracy, next step set) and zero-stale opportunities.

Day-to-Day

  • Morning pipeline review; prioritise hot leads & due follow-ups 1:1 discovery calls; WhatsApp follow-ups with links, next steps, and pre-assessment checklists
  • Schedule and coordinate site assessments; ensure access and owner preparedness Update CRM immediately after each touch; log objections and decisions


Desired Candidate Profile

Candidate Profile (Skills & Experience)

  • 2+ years in Dubai real estate, property advisory, or high-value consultative sales.
  • Strong grasp of Dubai market dynamics, RERA norms, sales cycles, and owner psychology.
  • Exceptional communication and negotiation in English; Arabic or other languages is a plus.
  • Proven ability to convert warm, inbound interest into committed next steps.
  • Tech-confident: comfortable with CRM, WhatsApp Business, digital doc workflows, and basic market data tools.
  • Integrity & judgement: you educate honestly, never over-promise, and always protect the brand.
