We are looking for an experienced Senior Accountant with a strong background in real estate development or contracting to join our growing team in Dubai. The ideal candidate should have hands-on experience in project accounting, RERA and escrow compliance, VAT and audit coordination, and the overall financial management of construction-driven projects. Key Responsibilities 1. Project & Development Accounting Maintain full project accounting for development activities including land cost, design, supervision, construction, marketing, and financing. Track and allocate costs per project phase (design, tendering, construction, completion, and handover). Prepare and monitor detailed cash flow projections for each project and report variances. Reconcile progress payments with contractors, consultants, and suppliers in line with contractual milestones. Ensure project costs and income are aligned with approved budgets and financing structures. 2. RERA, DLD & Escrow Compliance Manage project escrow accounts in full compliance with RERA and DLD regulations, including fund flow approvals, payment certificates, and reporting to trustees. Prepare and maintain all financial documentation required for RERA project registration and progress reporting. Coordinate directly with escrow banks (e.g., Mashreq) and ensure all transactions align with approved project schedules. Assist in preparing financial reports for DLD inspections, auditors, and RERA reviews. 3. VAT, Auditing & Financial Control Handle all VAT-related filings, ensure timely submissions, and liaise with the Federal Tax Authority (FTA). Prepare for and support annual audits, including the preparation of working papers, schedules, and reconciliations. Monitor all bank accounts, maintain proper reconciliation, and prepare monthly management reports. Ensure full compliance with UAE accounting standards and internal control policies. Implement and improve accounting procedures to ensure transparency and accuracy in all records. 4. General & Corporate Accounting Manage company overheads, payroll, petty cash, supplier invoices, and monthly closings. Support management with financial planning, feasibility studies, and project performance analysis. Oversee procurement-related documentation, ensuring all purchase orders, contracts, and invoices are properly verified. Coordinate with legal, engineering, and admin teams for project-related documentation and payments. Requirements Bachelor’s Degree in Accounting, Finance, or related field (CPA / CMA preferred). Minimum 5–8 years of experience in accounting, with at least 3–4 years in a UAE real estate development or contracting company. Strong knowledge of RERA and DLD procedures, escrow management, and real estate project financials. Proven experience with VAT compliance, audits, and project cost control. Excellent analytical, organizational, and communication skills. Proficiency in accounting software such as QuickBooks, Tally, or Zoho Books. Advanced Excel skills and understanding of cost reporting models. Ability to work independently and meet tight deadlines in a dynamic development environment.
