Job Description
Roles & Responsibilities
The General Manager – Self-Storage will be responsible for establishing, launching, and scaling a self-storage business from the ground up, transforming it into a high-growth, profitable, and scalable platform. This role carries full end-to-end accountability, operating as a true “mini-CEO” with ownership across strategy, commercial performance, operations, risk, and financial outcomes.
The GM will define the business model, build the operating and governance framework, and position the Self-Storage vertical as a key growth engine within the wider ecosystem, ensuring competitiveness against dark stores, micro-warehousing, and alternative storage solutions.
Key Accountabilities
1. Strategy & Business Build-Out
Define and execute the end-to-end strategy for the Self-Storage business, from concept to scale.
Design the operating model, organizational structure, and governance framework.
Establish all foundational business elements including pricing logic, customer contracts, insurance structures, SOPs, and compliance standards.
Lead greenfield launches and develop a repeatable, scalable model for future expansion.
2. Full P&L Ownership & Financial Performance
Own full P&L responsibility, including revenue growth, cost management, EBITDA delivery, and capital efficiency.
Define unit-level economics (revenue per square foot, cost per occupied unit, break-even occupancy).
Build robust financial forecasts, budgets, and performance dashboards.
Ensure strong financial controls, audit readiness, and reporting discipline.
3. Commercial, Pricing & Yield Management
Develop and own dynamic pricing and yield management strategies by unit size, tenure, demand, and seasonality.
Lead occupancy ramp-up strategies including pre-leasing, promotions, and cohort-based pricing.
Balance customer acquisition pricing with long-term yield and lifetime value.
Strengthen the sales proposition and positioning against competitors, including dark stores and flexible warehousing models.
4. Insurance, Risk & Customer Protection
Design and implement customer insurance frameworks, including mandatory or optional tenant insurance models.
Structure tiered insurance products aligned to stored asset value and risk exposure.
Establish partnerships with insurers and brokers, embedding insurance seamlessly into the rental and billing journey.
Define clear liability boundaries through customer contracts covering loss, damage, theft, prohibited goods, and force majeure.
Oversee enterprise risk management, public liability, property insurance, business interruption coverage, and regulatory compliance.
5. Operations, Compliance & Controls
Establish end-to-end operational SOPs covering site operations, access control, security, audits, and customer service.
Ensure compliance with all local regulations, municipality requirements, safety standards, and civil defense approvals.
Implement fraud prevention, cash and payment controls, and data privacy standards.
Build a scalable, auditable, and risk-controlled operating environment.
6. Asset Productivity & Network Expansion
Optimize space utilization, unit mix, and asset productivity to maximize returns.
Lead decisions on capex, layout design, unit reconfiguration, and densification strategies.
Evaluate expansion opportunities, new site launches, and partnerships to accelerate growth.
7. Growth, Partnerships & Ecosystem Integration
Build strategic partnerships with SMEs, e-commerce sellers, logistics providers, and relocation services.
Explore B2B and hybrid storage use cases to diversify revenue streams.
Leverage interdependencies with adjacent business units (e.g., EMX, AM) to enhance profitability and utilization.
8. Leadership & Talent Development
Build, lead, and develop a high-performing leadership team across operations, sales, finance, and customer experience.
Establish clear KPIs, performance cadence, and accountability frameworks.
Act as the internal champion and external face of the Self-Storage business.

Experience & Background
12–18+ years of experience in self-storage, flexible space, dark stores, last-mile logistics, or asset-heavy platform businesses.
Proven track record of building or scaling a business or business unit from scratch.
Demonstrated full P&L ownership with strong commercial and operational outcomes.
Hands-on experience with pricing, yield management, and unit-level economics.
Direct exposure to insurance, risk management, and customer liability frameworks.
Skills & Competencies
Strong commercial acumen with a data-driven approach to decision-making.
Deep understanding of asset monetization and space economics.
Ability to operate in ambiguity and build structure where none exists.
Excellent leadership, stakeholder management, and communication skills.
Entrepreneurial mindset with strong execution discipline.
Preferred Experience
Experience embedding insurance products into customer offerings.
Exposure to PE-backed, high-growth, or transformation environments.
Multi-site rollout or regional expansion experience.
International experience with relocation or market entry exposure.
