Job Summary

The Sales Director is responsible for the overall strategic direction, leadership, and performance of the company's sales division. This role will drive revenue growth, define market-winning sales strategies for high-end properties, manage large teams, and foster relationships with key investors and stakeholders in the highly competitive UAE real estate market.

Key Responsibilities

1. Strategic Planning & Execution

  • Sales Strategy: Design, implement, and lead a comprehensive sales strategy and business plan to achieve ambitious annual revenue and market share targets.
  • Market Analysis: Conduct continuous market research, competitive analysis, and customer segmentation to identify trends, new opportunities, and strategic positioning for all development projects.
  • Pricing & Negotiation: Collaborate with the Executive team to establish pricing strategies, sales terms, and incentive programs to maximize profitability and sales velocity.
  • Forecasting & Reporting: Develop accurate sales forecasts, manage sales budgets, and present timely, detailed performance reports and actionable insights to senior management.

2. Team Leadership & Management

  • Recruitment & Coaching: Lead the recruitment, training, and continuous coaching of Sales Managers and Agents to build a high-performing, ethical, and target-driven team.
  • Performance Management: Set individual and team sales quotas and KPIs, track performance meticulously, and implement corrective actions or motivational programs as needed.
  • Team Motivation: Foster a positive, results-oriented, and collaborative sales culture focused on continuous improvement and excellence in client service.

3. Client & Stakeholder Relations

  • VIP Relationship Management: Cultivate and maintain strong, long-term relationships with High-Net-Worth Individuals (HNWIs), institutional investors, key brokers, and high-value repeat clients.
  • Deal Negotiation: Personally oversee and lead negotiations for major, high-value deals and contracts to ensure profitable and timely closure.
  • Broker Network: Develop and manage a robust broker/agency network, establishing strong partnerships and defining clear sales channel strategies.

4. Operations & Compliance

  • Sales Process Optimization: Streamline and optimize the entire sales lifecycle, from lead generation and pipeline management through to contract finalization and handover.
  • CRM Oversight: Ensure the sales team consistently and accurately utilizes the CRM system (e.g., Salesforce, HubSpot) for all sales tracking, data management, and reporting.
  • Legal Compliance: Ensure all sales activities, documentation, and contracts are in strict compliance with RERA (Real Estate Regulatory Agency) regulations and relevant UAE laws.

Desired Candidate Profile

  • Experience: Minimum of 10+ years of progressive experience in real estate sales, with at least 5 years in a senior leadership/Director role within the UAE.
  • Education: Bachelor's degree in Business Administration, Marketing, Real Estate, or a related field. An MBA is highly preferred.
  • Market Expertise: In-depth, expert-level knowledge of the UAE (specifically Dubai) property market, including residential, commercial, and off-plan sales cycles.
  • Leadership: Proven track record of successfully leading, motivating, and managing large, multicultural sales teams to exceed multi-million-dollar sales targets.
  • Skills: Exceptional communication, negotiation, and high-stakes presentation skills. Strong analytical and data-driven decision-making abilities.
  • Certifications: Valid RERA Certification is mandatory.
  • Languages: Fluency in English is mandatory. Proficiency in additional languages (e.g., Russian, Arabic, Chinese) is a significant advantage due to the client base.
