Position Overview

Al-Futtaim Group Real Estate is seeking a Senior Commercial Manager to lead the commercial and contractual management of major development projects across Dubai. The role is responsible for maximizing value through effective procurement, contract administration, risk management, and strategic commercial advice. The successful candidate will also provide leadership to a team of commercial professionals, ensuring projects are delivered on time, within budget, and aligned with organizational standards.

Core Duties

* Provide expert commercial advice to minimize risks and maximize investment returns across assigned projects
* Manage pre- and post-contract services including cost estimation, tendering, contract administration, and settlement of final accounts
* Prepare Requests for Proposals and Invitations to Bid, lead the tender process, and deliver final recommendations
* Adapt and manage contracts for consultants, contractors, and service providers in collaboration with the Group legal team
* Monitor and report monthly on budgets, costs, risks, and insurance coverage related to construction works
* Oversee claims and disputes, ensuring compliance with contractual obligations and legal requirements
* Develop, maintain, and update cost databases to support feasibility studies and accurate financial reporting
* Lead, coach, and mentor commercial staff to enhance skills and increase effectiveness in delivering projects
* Ensure compliance with procurement policies, legal guidelines, and organizational processes
* Draft, review, and approve key documents including RFAs, BCPs, and project-related reports
* Implement improved procedures to enhance operational and administrative efficiency across the portfolio

Candidate Requirements

* Degree in a relevant discipline such as Quantity Surveying, Construction, or Civil Engineering
* Minimum of 10 years experience in commercial management of major projects, with 10 15 years total experience in real estate, retail, high-rise, hospitality, or infrastructure projects
* Strong knowledge of FIDIC contracts and proven ability in managing large-scale developments from inception to handover
* Track record of success in procurement, contract negotiation, and dispute resolution
* Strong leadership skills with ability to guide, develop, and motivate teams
* Proficiency in MS Office applications including Word, Excel, PowerPoint, and Project Manager
* Excellent communication and negotiation skills with fluency in English; UAE market experience preferred
